Developed by Ben Adams Architects and John Robertson Architects for Great Portland Estates, The Delft is a sensitive and ambitious redevelopment of the 1980s office building Minerva House on the Thames riverside. The scheme extends and refurbishes the existing structure by adding three extra levels to create a nine‑storey Grade‑A office building with circa 140,000 sq ft of workspace, cascading terraces, a rooftop communal garden, and ground‑floor retail, while enhancing public realm and pedestrian routes along the river.
The design prioritises retention of around 70–75 % of the existing structure and embodies low‑carbon and circular economy principles, including innovative construction logistics via barge to reduce road traffic impacts. The scheme is scheduled to be finished in early 2027.

Developed by Stanhope and Cheyne Capital, Row One is a major new office development planned for a prominent riverside site on London’s South Bank. The scheme, designed by Bjarke Ingels Group, will deliver 250,000 square feet of Grade-A workspace across 11 storeys above ground with two basement levels, alongside retail and food-and-beverage spaces at street level.
The land at Red Lion Court was originally part of the historic Anchor Brewery. First established in 1616, by the early 19th-century it had become the largest brewery in the world. Later, the site became houses and wharf buildings, and in the 1980’s it became an office building.
Positioned between London Bridge and Southwark Bridge, the scheme will have excellent access to the London transport network. Upon its completion in 2028, the project is expected to become one of the most prominent new commercial buildings in the Bankside district.
Designed by AFK Studios, 55 Bishopsgate is a new 63-storey, 269 meters tall skyscraper proposed for the City of London. The scheme has been granted planning permission in 2023.
Demolition of the existing building at 55 Bishopsgate to make way for a new 63-storey skyscraper should start this year.
55 Bishopsgate has been carefully designed to stand elegantly within the City skyline, contributing a new, sympathetic and sophisticated silhouette to the north-west part of the Cluster. The building is expected to be completed in 2029.
Designed by renowned architectural firm @ahmmarchitects , Edge Shoreditch will rise up to 21 storeys with flexible office spaces, rooftop terraces, an internal east‑west street and atrium, retail and café spaces at the ground level.
Existing buildings on the site are Technico House at 4 Christopher Street and 1-5 Earl Street. The design references the industrial heritage of South Shoreditch while being highly sustainable and suited for modern occupiers.
The development pushes the standards of environmental design, targeting top-tier sustainability certifications and championing technological innovations aiming for Net Carbon Zero.
Edge Shoreditch is expected to be completed in 2028.
Phase 4A of the Battersea Power Station masterplan, the New Mansion Square, was designed by award-winning architects Patel Taylor and completed in 2023 by Ardmore Group. The buildings have been inspired by the traditional Victorian style mansion blocks, which have been reimagined for 21st century living.
Housing association Peabody now owns and manages the 386 affordable homes for their residents. Development also delivered publicly accessible open space lined with affordable workspace.
Phase 3 of the Battersea Power Station @batterseapwrstn redevelopment, was granted permission in 2014. Phase 3A, completed in 2022, includes two @ggehrypartnersllp residential buildings, and the northern part of @fosterandpartners Battersea Roof Gardens. Phase 3B, completed in 2024, includes the southern end of Foster + Partners’ Battersea Roof Gardens and 50 Electric Boulevard.
Phase 3D, “The Flower” by Gehry Partners, already has planning permission and will follow phase 3C. Phase 3C was included in the Future Phases outline planning permission, consented in 2021, and is currently being brought forward as a Reserved Matters Application for consultation. Initial designs were revisited by Gehry Partners, including layout, appearance, massing, materials and landscaping.
The estimated completion date for the Phase 3C is 2028 and “The Flower” is estimated to be completed in 2030.
Lansdowne House in London's Mayfair includes a modern office development designed to connect with Berkeley Square and be more sustainable. Designed by architects @ahmmarchitects for @co_re.london , the scheme received planning permission in November 2020. Works on-site commenced in July 2023 and the new building is due to complete in the second half of 2027.
The existing building, approximately 40.1 meters high, is constrained by an inefficient layout and low floor to ceiling heights. The redeveloped Lansdowne House is inspired by the original building and the historic context and will deliver 225,000 sq.ft. of premium office space and 18,000 sq.ft. of retail and restaurant space.
The new building, with its highest point at 51.6 meters above the Berkeley Square, is almost 30% higher than the original building, but the change in the urban visual impact is fairly small.
Developed by @avivainvestors and @co_re.london , 130 Fenchurch Street received a planning permission in October 2025. Designed by architects @wilkinsoneyre , it will include 58,000 sq m of office space, a publicly accessible cultural space and external garden terrace on the 17th floor. A public rooftop gallery will also be based on the 20th floor.
The current vacant office block at 130 Fenchurch Street, known as Fountain House, will be demolished to make way for two new towers, one with 31 storeys and the other with 34 storeys.
With sustainability at its core, the building will feature a low-carbon structural frame and materials chosen for durability and recyclability.
Designed by Rio Architects for Olympian Homes, 56-58 Marsh Wall will provide 795 co-living studios in a 46-storey building. Located on the Isle of Dogs in London on a site occupied by a three-storey office building, the building will become part of a new tall building cluster along Marsh Wall. The proposal has been granted planning permission in 2023 and is expected to be completed by 2028.
Designed by Bennetts Associates, Tribeca is the largest purpose built life sciences development in London. The development, set within a new public realm alongside the Regent’s Canal, replaces a large and monolithic 1980s Royal Mail sorting office – previously referred to as "the Ugly Brown Building" by its occupants.
Delivered by the UK’s leading life sciences property specialist Reef Estates, the scheme will deliver over 1 million square feet of state of the art flexible new labspace and reopen access to the canal edge for the first time in 150 years.
The first of three buildings have already been completed in 2024 and the remaining 3 buildings are schedule for 2026.
