Recently completed 2-family passive house in Carroll Gardens with @coadaptive .
I was never really sold on passive until I came to this project in construction on a brick day in January or February. There was no heat, but it was fully insulated and sealed, and I could take my jacket off inside.
Sometimes walking a townhouse under construction in the winter feels colder than outside, but it was pretty remarkable how comfortable this house was without the HVAC operational yet.

Our 6th annual ‘ABS Less Than or Equal To Marathon’ for our employees, family, architects and friends will be Saturday, September 13.
Choose your own adventure and run/walk as much of the 26 mile course as you’d like, ending in Central Park around 12 noon.
After the fun run, we’ll grab some food and clink some glasses at a nearby pub.

The horizontal expansion of our Soho townhouse project presented a unique stormwater challenge. We designed a control flow roof drain system to detain 3” of water across all roof levels, even this 1st floor terrace, to meet DEP requirements while not giving up precious square footage to a detention tank.
