The lounge at PENN 2 is designed as an alternative workspace inspired by the city's best boutique hotel lobbies. It acts as the heart of the second floor, flanked by an event space, board room, bar, and a landscaped terrace. Their Manhattan office is built around choice and flexibility, with bright, open zones for teamwork to quiet, intimate spaces for focus. 𝐂𝐨𝐧𝐟𝐢𝐝𝐞𝐧𝐭𝐢𝐚𝐥 𝐎𝐟𝐟𝐢𝐜𝐞 𝐇𝐞𝐚𝐝𝐪𝐮𝐚𝐫𝐭𝐞𝐫𝐬 𝘞𝘪𝘯𝘯𝘦𝘳: “𝘉𝘦𝘴𝘵 𝘰𝘧 𝘵𝘩𝘦 𝘉𝘦𝘴𝘵” 𝘚𝘵𝘢𝘪𝘳𝘤𝘢𝘴𝘦 This interconnected campus dissolves barriers to connection with a transparent "groundscraper" design. At the heart of Phase II, the sculptural staircase balances muscularity with lightness, hanging from above and engaging the floor as lightly as possible. An investment in employee well-being, this destination workplace campus champions the client's unique creative culture and resuscitates a 15-acre industrial site to catalyze investment in the area's urban core. 𝐁𝐓𝐆 𝐏𝐚𝐜𝐭𝐮𝐚𝐥 𝐕𝐈𝐏 𝐓𝐞𝐫𝐦𝐢𝐧𝐚𝐥, 𝐆𝐮𝐚𝐫𝐮𝐥𝐡𝐨𝐬 𝐈𝐧𝐭𝐞𝐫𝐧𝐚𝐭𝐢𝐨𝐧𝐚𝐥 𝐀𝐢𝐫𝐩𝐨𝐫𝐭 𝘞𝘪𝘯𝘯𝘦𝘳: 𝘛𝘳𝘢𝘯𝘴𝘱𝘰𝘳𝘵𝘢𝘵𝘪𝘰𝘯 Designed with @pascalisemerdjian , this terminal reimagines the pre-flight experience as something deeply personal and rooted in place. Sculptural butterfly roofs draw natural light into the heart of the building, illuminating lush gardens, custom Brazilian furnishings, and curated artwork that together create an atmosphere of warmth and calm. 𝐏𝐄𝐍𝐍 2 𝘞𝘪𝘯𝘯𝘦𝘳: 𝘓𝘢𝘳𝘨𝘦 𝘊𝘰𝘮𝘮𝘦𝘳𝘤𝘪𝘢𝘭 𝘓𝘰𝘣𝘣𝘺 𝘢𝘯𝘥 𝘈𝘮𝘦𝘯𝘪𝘵𝘺 𝘚𝘱𝘢𝘤𝘦 Designed by @a_plus_i and @mdeas_architects , PENN 2 models the future of the workplace. The project brings together a collection of curated spaces that elevate everyday interactions through a blend of grand architectural moments and intimate, human-scale experiences. 𝐖𝐚𝐥𝐝𝐨𝐫𝐟 𝐀𝐬𝐭𝐨𝐫𝐢𝐚 𝐍𝐞𝐰 𝐘𝐨𝐫𝐤 𝘞𝘪𝘯𝘯𝘦𝘳: 𝘏𝘰𝘵𝘦𝘭 𝘛𝘳𝘢𝘯𝘴𝘧𝘰𝘳𝘮𝘢𝘵𝘪𝘰𝘯 Led by the renowned interior design team at @pyrdesign , with overall design by @skidmoreowingsmerrill , the restored @waldorfnyc honors its iconic Art Deco legacy while introducing a refined contemporary sensibility. The project encompasses 375 guestrooms and suites, as well as signature public areas, meeting rooms, and landmark ballrooms.

Designed in collaboration with MdeAS and Vornado Realty Trust, PENN 2 reimagines the modern office through a hospitality lens - delivering spaces that flow, connect, and inspire. From the buzzing café at Office Hours to the rooftop Perch overlooking Manhattan, every detail invites people to gather, recharge, and belong. 📷: Magda Biernat

The Perch sits atop PENN 2 surrounded by a 17,000 sf roof park. The new multi-functional pavilion serves as a flexible amenity for tenants and rentable event space, complete with bar, grilling station, indoor/outdoor seating, and integrated sound and lighting. 📸 : @magdabiernat_photography

The Cove at 525 Market Street in San Francisco blends modern reinterpretations of historic ornamentation with the energy of the city. We sought to bring contrast into the floor’s experience, juxtaposing immersive, richly textured anchor spaces with neutral, calming environments that thread the journey together. This balance creates a fluid landscape that sparks curiosity and encourages movement throughout the floor. 📷: Garrett Rowland
