Some projects go beyond design — they become a reflection of how people truly want to live.
Private homes have always been closest to our hearts, and this one is no exception. A vertical home imagined as a series of layered experiences — an elevated garden with a pool, family play spaces, and moments of pause in the middle of the city.
Above this, three expansive duplexes unfold — each with wrap-around terraces, barbecue decks, and a playful detail we couldn’t resist… slides that lead you straight into the pool :)
Every home is designed to have its own identity, yet remain deeply connected — creating an oasis-like, sculptural presence within the urban fabric.
This one is especially meaningful. Designed for three brothers and their wonderful families, who believe in living, celebrating, and entertaining together — to the fullest.
Set on one of Chembur’s loveliest plots, overlooking a vast playground, this home is about openness, joy, and shared moments.

When the adjoining plot became available, we knew it had to become more than land.

Interestingly, at ZZ Architects, acquiring adjoining plots has become an underlying theme across many of our projects. Whenever the opportunity presents itself, it allows us to think beyond the footprint of a house — and instead shape a complete, immersive estate.
As we prepare to hand over this extraordinary residence in Hyderabad over the next few months, we can’t wait to see this sanctuary filled with life.

After crafting two refined luxury apartments for this wonderful family, we are now honoured to be designing and building their true statement home — a ZZA residence that brings together scale, legacy and emotion in one timeless composition.
Set around a sweeping, ceremonial driveway, the home unfolds with quiet confidence — sculpted volumes, expansive glass corridors, and a gallery-like arrival experience. A curated garage for an exceptional car collection. A longevity spa designed as a private retreat. Banquet spaces for celebrations. An intimate screening room. And layers of indoor–outdoor transitions that allow architecture, landscape and light to constantly converse.
What excites us most is not just the scale — but the depth of detailing that has gone into this before a single brick rises. Months of rigorous planning, iterative drawings, material research, engineering coordination and future-proofing every service. At ZZA, we believe luxury is not an aesthetic — it is a discipline. It is precision on paper before poetry in concrete.
This project stands as a testament to something we value deeply: long-term relationships. When clients trust the process, engage in dialogue, challenge and refine alongside us, architecture transcends construction. It becomes collaboration. It becomes legacy.
Site has just taken off after extensive board-stage detailing, and with an ambitious 18-month completion plan ahead, the energy on ground is electric.

M Villa, Ahmedabad
Some projects stay with you — not just because of the architecture, but because of the people who make it possible.
M Villa is one of those.
What began as a 25-year-old home has slowly revealed itself as an opportunity for thoughtful reinvention. Not a replacement, but a re-imagining — restructuring what existed, opening it up, and allowing it to feel warmer, more generous, and more inviting in the way a home truly should.
At the heart of this journey is a wonderful couple who placed immense trust in us — trust to question, to edit, to transform, and to give their home a new lease of life without losing its soul. That belief allowed us to conceptualise a new façade and spatial language that feels timeless in intention and calm in its aesthetics, resisting trends and instead embracing longevity.
As the home takes shape, the volumes are now clearly legible, and the silhouette of the structure quietly announces its new identity. It’s one of those moments on site where you don’t need drawings anymore — you can feel the architecture.
This has been a deeply collaborative, intuitive process, guided by mutual respect and an easy understanding. We’re incredibly grateful for that faith and for the freedom to create a home that will continue to age gracefully, just as it was always meant to.

Project of the Week | Sattva Villa, Bengaluru
Designed for one of the most gracious families and respected real estate developers in India, Sattva Villa remains a deeply special ZZ home—even a decade after it was handed over.
Spread across 25,000 sq ft, this residence was envisioned as an architectural retreat—one that embraces the landscape both around and within. Mature trees that flower with the seasons envelop the villa, while the architecture itself steps aside to let nature lead. Carefully conceived slab cut-outs allow trees to grow through the built volume, blurring the line between inside and outside in the most poetic way.
Clad in white linen textured and smoked grey travertine, the home carries a quiet, timeless elegance. Natural bronze and real wood windows add warmth and depth, while layers of planting soften every edge. One of the most memorable moments is the walkable glass floor on the terrace, offering uninterrupted views of the lush foliage and city beyond.—an experience that feels suspended between architecture and nature.
Despite being located in the heart of Indiranagar, one of Bengaluru’s busiest neighbourhoods, the villa is designed as a secluded, privacy-respecting private residence—calm, inward-looking, and deeply personal. A customised artistic clay tile–finished water body, thoughtfully curated furniture, and mature planting complete a composition that feels both intentional and effortless.
Ten years on, Sattva Villa stands as a reminder of what enduring architecture truly means—
design that ages gracefully, landscapes that grow richer with time, and homes that continue to feel relevant long after they are lived in.
