Thirdway preserves industrial aesthetics at a Covent Garden landmark | In the famous Central London hotspot of Covent Garden, the Arclight building has stood as an architectural landmark at 60 Short’s Garden since the Victorian era. Today, design studio @wearethirdway has transformed its second floor into a contemporary workspace that places Arclight’s industrial character at centre stage.
Cultivating a ‘confidently architectural’ approach, the studio opted to bring the structure back to its roots rather than competing with them. Original steel beams, exposed brick and generous windows have been revealed and highlighted as design elements in their own right, with this industrial loft-style aesthetic reinforced by a curated selection of furniture and softer, tactile elements such as timber detailing, painted ceilings and a muted, earthy palette.

Spanning a 13,500 sq ft floor plate, this scheme combines confident design with agile workspace solutions, creating a setting that is both highly functional and beautifully refined.
Materiality plays a central role throughout the space, with natural oak used in a variety of textures to bring depth, warmth, and tactility to the working environment. This is complemented by playful interventions in colourful furniture and stainless-steel accents, adding contrast and character throughout the scheme.
Generous communal breakout areas and a bold design language complete the transformation, making 15 Fitzroy a distinctive, contemporary workplace.

Following the success of multiple completed floors, we’re excited to unveil yet another finished space within the building.
Building on the CAT A+ benchmark we established on Level 3, this new floor carries forward the same design principles: premium materials, elevated furniture, and a layout shaped by the building’s distinctive circular form.
This time, however, Level 2 introduces a warmer, more natural palette, bringing a soft, luxurious feel to the CAT A+ experience.
