There’s nothing average about a $110 million residential deal, but that number helped Westside Estate Agency hold its spot atop residential brokerages in Los Angeles by one key measure.
The luxury brokerage, co-founded by Kurt Rappaport and Stephen Shapiro, averaged $12.3 million across 66 deals during a 12-month span, the high-water mark among the top 20 residential brokerages on The Real Deal’s annual ranking of L.A. agencies.
For the ranking, @therealdeal analyzed closed buy-side and sell-side residential deals in Los Angeles County that were recorded between July 1, 2024 and July 1, 2025. Off-market deals, vacant land sales and transactions under $1 million were not included.

Who Runs Real Estate?
That’s the question @therealdeal 's reporters and editors ask as each year shifts into gear. Who gets deals done, gets money moving into projects, and gets shovels going?
Colin Keenan is a veteran real estate industry executive on Los Angeles’ Westside, who oversees everything from agent recruitment and mentoring to compliance at Beverly Hills-based Westside Estate Agency.
Keenan got his industry start in 1996 as John Aaroe & Associates Brentwood manager Nancy Beckerman’s “copy boy” before working his way up to assistant manager. He obtained his broker’s license in 2005 and that same year was named Berkshire Hathaway Santa Monica’s office manager. In 2009, he left for Teles Properties to run its Brentwood office, where he handled compliance for the entire company.
Three years later, Keenan made the jump to Nourmand & Associates’ Brentwood office, where he served as manager. After that, it was on to Douglas Elliman California, where he picked up the title of senior vice president and broker of record. He moved to Rodeo Realty in 2019, then WEA the following year as he helped shepherd the brokerage through Covid and then the fast-changing regulatory environment post-wildfires.
Keenan grew up in Connecticut and moved to L.A. armed with a classical composition degree from the prestigious Berklee School of Music in Boston.
