Sun. Airflow. Layout. Materiality. Get these right and performance follows.
Hope & Autumn homes have been designed to achieve an 8.4-star NatHERS energy rating — using around half the energy of a standard 6-star home.
In our latest blog, we explore the principles of passive architecture and what that means for everyday living.

50 Queen marks Up’s first step into Melbourne’s CBD — and we’re committed to contributing more than just a building.
Recently, our team volunteered with @thebigumbrella , preparing Feed Melbourne meals from rescued food and Urban Farm produce at Federation Square. Because while development shapes skylines, real impact happens on the ground.

A place is at its best when its community feels a sense of ownership.
Together with the green thumbs at @cultivatingcommunity , Morris Moor has installed a series of wicking beds that will soon be home to leafy greens and fresh herbs – ready for tenants to tuck into sandwiches, sprinkle over salads, or share around the office kitchen.
Here’s a look at day one.
@pakofesta delivered, as it always does. The street was packed, the music was loud, and the Hope & Autumn display suite became a welcome stop for icy poles and conversation.
The festival perfectly captures the rhythm of Pakington Street — and the everyday vibrancy that future residents of Hope & Autumn will step straight into.
We’re proud to be part of it all, now and into the future.
High-density living is part of our future, but how it’s delivered will make all the difference. It begins with understanding context: the scale, character and people that define a place.
It’s about designing with care for light, space and shared experience; reusing what can be retained, and creating buildings that add to a neighbourhood rather than overwhelm it.
At Morris Moor, workspaces aren’t treated as square metres to be filled. They’re shaped as environments where people can think clearly, collaborate freely and build businesses with ambition.
For Up Property, commercial space is a long-term commitment. It’s about creating places that back people, support ideas and stand up to the realities of real work — now and over time.

@PakoFesta is Geelong’s favourite street party — and the perfect snapshot of life on Pakington Street.
With Hope & Autumn right in the thick of it, we’ll be out the front of our display suite with the rest of the neighbourhood, soaking up the buzz, meeting the locals and handing out a few hot-weather treats.
The fest is on Saturday 28 Feb and you’ll find us at 138 Pakington St.
Stop by and say hello — we’d love to see you.
In true boundary-pushing style, we’ve redefined townhouse living. Arc Highton is a boutique collection of 19 single- and double-storey residences — offering a truly independent lifestyle grounded in architectural distinction, generous proportions and a deeper sense of community.
Construction has commenced and homes are now selling.
Another day, another insightful conversation with Up Property’s Marcus Jankie.
Up Property’s Director recently joined Gareth and Michael from ‘PROPped by the Bar’ in Hope & Autumn’s newly opened display suite. The trio talked about all things development, and the ingredients of successful, standout projects.
Together they unpack the ideas behind Hope & Autumn and Morven Court in Geelong, and 50 Queen Street in Melbourne’s CBD, digging into what makes each one distinct.
At Up Property, adding value isn’t just what we do — it’s in our DNA. And in a period of growth, there’s no better time to bring that vision to life.
