Sheepcote Road has been named the winner of the 2025 @architectsjournal Housing Award for projects between £25–50m! It is so rewarding to see the hard work of our team and collaborators recognised, and last night marked a major milestone in Threefold’s ongoing journey to design and deliver high-quality, affordable homes. The judges praised the way the building sits confidently within its context while retaining a clear architectural identity. They highlighted the generous rooftop terraces and shared amenities, recognising the crucial role these spaces play in fostering community. It was a pleasure to celebrate with the @pocketliving and @legendre_uk teams at the ceremony. Thank you to Threefold’s talented and dedicated team and congratulations to the Pocket Living, recipients of two awards last night, further cementing their position as dynamic leaders in housing delivery. Finally, congratulations to Legendre UK for two well-deserved housing awards recognising their commitment to delivering buildings to such high standards. We are developing a palette for a new office project in Madrid which draws from the city’s surrounding landscapes including warm terracotta, dusty earth tones, and muted greens. Small sites, big opportunities. At Threefold Architects, small sites have been central to our work from day one, unlocking overlooked plots, extending homes, stitching new housing into tight urban gaps, and helping families stay and grow in their communities. This week’s @nlalondon discussion on Opportunities for Housing on Constrained Sites reinforced something we see every day: small sites are critical to delivering housing across London. They’re complex but that is where the value lies. Constraints demand better design resulting in homes that are more considered, more contextual, and more connected to their surroundings. Infill has shaped our cities for decades. From post-war reconstruction to today’s housing challenges, these sites have always been catalysts for innovation and change. Our work with Croydon Council’s Brick x Brick initiative showed what’s possible, transforming underused land into affordable, design-led homes that complete streets, create new places, and strengthen communities. First impressions matter. TFA’s latest WIP proposal reimagines the entrance to a historic central London building transforming arrival into an experience of welcome. Through the use of natural, warm materials, soft lighting and clear wayfinding, the design creates a calm and intuitive threshold between city and workplace. As part of Acland Burghley’s STEAM day, we challenged the Year 8 and Year 9 students to design a ‘city plot’ where they have a sense of belonging. The results were brilliant, with many of the students taking to designing parks, mountain ranges, spaces to play outdoors with friends, civic structures, skylines, railway stations, stadiums, and bedrooms, highlighting the importance of spaces that allow for connection, enjoyment, and invitation within the everchanging cityscape. The students' refreshing take on the concept of what makes up the city was particularly inspiring, thinking outside of the box and considering not only the urban aspects of city life but the importance of spaces that simply make you feel good to be in. Designing for Connection: Creating Community Within Constrained Sites Our co-living scheme in East London, Forest Living , was designed around the idea of community and connection. The challenging site, enclosed on all sides, inspired an inward-looking design with a central courtyard at its heart. 42 studio units wrap around the atrium across three floors. Each is a tall, compact volume with a mezzanine sleeping area separated from the living and bathroom spaces, creating a bright, double-height interior. By keeping the footprint small, we were able to densify the site along its eastern edge, maximising development potential within the right-to-light envelope. The central courtyard hosts all communal and social areas, ensuring every resident’s journey home passes through a shared space, encouraging interaction and a sense of belonging. Designed for contemporary urbanites, Forest Living offers the balance between private comfort and shared connection, where thoughtful design supports modern, community-focused living. #CommunityLiving #Housing

Our co-living and co-working scheme for @pohahouse in Düsseldorf has commenced works on site! We have been working closely with POHA since 2023, developing their design guides for living and working which focus on community, sustainability and well-being. The development comprises 172 thoughtfully designed living units, complemented by 2,000 sq ft of shared amenity space, including communal lounges, a café, yoga studio, laundry, gym, and a 1,300 sq ft landscaped roof terrace offering far-reaching views across the city. Residents will also benefit from 2,300 sq ft of state-of-the-art co-working facilities, providing a genuinely enriching and flexible living experiences for urban dwellers. Sheepcote Road for Pocket Living was completed earlier this year and was fully occupied within 6 months with a mix of sale and rental residents. The scheme regenerates an underused town-centre brownfield site into much-needed affordable homes, providing 149 one-bedroom apartments for first-time buyers and renters at discounted market values. We recently had the pleasure of spending the morning with several residents who generously shared their experiences, why they chose to move to Sheepcote Road and what they value most about living there. A number of common themes emerged: accessibility, a sense of warmth, safety and community, as well as the unique access to landscape and horizon. Residents consistently praised the thoughtful design of their homes, highlighting the generous floor-to-ceiling heights and excellent natural light. The roof terrace gardens, offering expansive views and a variety of shared outdoor spaces, including areas for growing food, were also major attractions. In addition, the shared ground-floor workspace has become a vibrant communal hub where neighbours can meet, collaborate, and build connections. It is deeply rewarding to hear how residents appreciate, inhabit, and benefit from the key elements that are integral to the design; a reflection of the project’s commitment to design quality, community, and wellbeing. #AffordableHousing #ResidentialDesign #CommunityLiving #DesignForWellbeing
