1. The Loft | Redefined: Rooted in SoBo- South Bombay the “art district of the city”, The architecture and design house wanted to land a studio space, within the district, which would be conducive to its sensibilities and one that would be easily accessible by public transit.
2. Project PG: Rooted in its industrial heritage, Partners Group’s workspace brings together open-plan offices, breakout zones, a concept living area, and glass-partitioned rooms. With intuitive circulation and visual connectivity, the space offers a seamless journey through function, form, and eras.
3. A91 Partners: Designed for a Venture Capital Fund based in Mumbai, the office space is a reflection of the ideals of the firm as well as its founders.
4. Tianu | The Revival Project: A desire to recover and respect the past - an ode to architectural heritage in Ballard Estate, Mumbai. A furniture retail outlet - sought to relocate from their existing setup to a new store that would be conducive to their sensibilities, as furniture designers and deep admirers of architecture and heritage of the city.
5. Project K: A Private Equity firm, focused on investments in India, sought a refined architectural expression that balances modern industrial aesthetics with natural and organic elements - reflecting its rooted ideals and sense of identity.
6. Prodigy Investment Management: Located in the Kala Ghoda district, the office space designed for a Financial Investment Firm ties together a simple design program with a porous plan. With spaces that extend from the workstation to private cabins along with interactive zones that foster teamwork and interaction in the firm.
7. Project LH: A 4000 sq ft Corporate project in South Bombay which strikes a balance between office zones and private zones, the views pan through the beautiful skyline of Mumbai on all sides.

Here’s a look at some of our Architectural projects. The firm’s principles are heavily rooted in conscious design culminating in a context driven response. We believe that architecture is not just about the built but extends beyond, to its environment and its users.
1. The Mango House: The Mango House helps the city-dwelling family to connect with nature by being organic in both spirit and content. A space where Design meet.
Life - bridging the growing gap between us and the natural environment.
2. Amaraya by LaRiSa: A 15,000 sq. ft. boutique hotel in Gagar, Ramgarh, Uttarakhand seamlessly blending minimal design with traditional elements and natural materials. Set amidst the Himalayas, it integrates skylit spaces and landscaped features to harmonize the built with the unbuilt.
3. 5 Element House: The house responds, adapts and lives in harmony with the elements- Earth, Sky, Air, Water and fire. Conceived as a home for friends as much as it was a home for family, the 5 Element House is a place for celebrating life itself.
4. The Shell: A Design Lab and a Pavilion which has been developed as a dedicated space to create and celebrate design. The multi-functional aspect of the pavilion has been envisioned to serve as a residency, a concert space as well as facilitate screenings, reading sessions and spoken word poetry.
5. Project Awas: It is a project in continuation. An idea that found its roots in the mind of a connoisseur of art.
An art curator aspires to build an art village and a home for himself. The site is segregated in two unequal sections, by the natural passage of water.
6. The Estate: Set in Ballard Estate, South Mumbai, The proposal intends to redesign the open spaces to adaptively re-use and revitalise these areas that had been disconnected from the public realm; all the while respecting the heritage inherent to the precinct.

Residential Interiors | Here’s highlighting some of our Residential Projects over the past couple of years. We believe that a space can be designed and curated to provide comfort, luxury and above all a pleasant atmosphere for living.
The following projects capture this essence:
1. The Canvas: The apartment sits on the 3rd floor of an Art Deco building with sweeping views of the sea. The family sought a home that could respond to its context and cater to their needs with regard to the functionality and a backdrop for the client’s ever growing art collection.
2. Pad By The Bay: To craft a living space that resonates with quiet artistry, where every detail from the texture of materials to the play of light, creates a dialogue between form and function, allowing them to adapt to the rhythms of life while maintaining a grounded sense of character.
3. High on 38th: Crowning one of the high-rise apartment towers in Gurgaon, this penthouse offers spectacular views of the lush green expanse - a sprawling 142-acre Golf & Country Club beyond.
4. Project I: In the heart of a bustling city, this 2,000 sq. ft. apartment aims to embody the core essence of India’s culture and soul.
“Project I,” is a space where simplicity and integrity blend harmoniously, weaving a narrative of identity, roots, and authenticity.
5. Chapter 23: This space transcended the mere definition of a residence; it encapsulated the essence of harmonious living, where simplicity met purpose, and where every nook and cranny resonated with the family’s spirited essence.
6. That Apartment: Different spaces dance seamlessly between themselves – encompassing the entrance foyer, the living, the dining and a dual-functional private study all against the backdrop of the “Sea face” in Mumbai.
7. The 18th: Perched on the 21st floor of DLF Camellias, Gurgaon. The apartment symbolizes the client’s dreams and aspirations of returning to the country, settling down and enjoying their retired life in opulence.

Khaitan & Co | The newly designed workspace aims to blend functionality and design - optimized to foster collaboration and productivity.
Within this 20,000 sq. ft. corporate project in South Mumbai is the collaborative zone, imagined with a more intimate character. It brings in the familiarity of a cafe environment, comfortable seating, a slower pace, and spaces that invite people to work, hangout and have lunch meetings. An integrated bar counter supports both daily use and special occasions, allowing the space to extend beyond routine functions and take on a more social, multifunctional role.
The cafeteria is conceived as a shared pause within the workplace as a space to gather, unwind, and connect. Designed to comfortably accommodate everyday meals and breaks, it remains flexible enough to transform for larger gatherings, celebrations, and collective occasions.
Grounding the space is a subtle yet meaningful gesture, a section of marble flooring retained from the previous office. This element carries forward a fragment of memory, embedding the past within the new.

A 20,000 sq. ft. corporate project in South Mumbai planned for ease of interaction, where a series of chambers are positioned in close proximity to the workstations, allowing for constant engagement without disrupting the overall flow. There are smaller meeting rooms interspersed within the layout, designed for one-to-one conversations. These rooms and chambers are oriented to overlook the landscape, bringing in light and a quiet visual connection to the outdoors, making discussions feel less confined and more open.
The library becomes an integral layer, both to the space and the practice itself. It is conceived not as a separate, isolated function, but as a shared resource, easily accessible to those within the office who seek it. The presence of the library adds a sense of depth and continuity to the work environment, reinforcing a culture of learning and reference.

A 20,000 sq. ft. corporate project in South Mumbai with a welcoming front office is created for clients, offering pause and comfort until they are ushered into the adjacent conference rooms - designed for more private and focused conversations.
Interconnected passageways lead from this zone to the open office, where the team operates, gradually unfolding the space program beyond. These transition spaces are adorned with curated artefacts and art introducing a layer of aesthetic depth that shapes an environment which goes beyond function - leading to a certain sense of intimacy, forming a subtle connection between people and place.
The Furniture Series -
Stop Press I Pause
The Stop Press Table is not just a surface, it’s a moment held in time. Built on the same functional foundation as a central gathering table, it carries a layered narrative on its top. Composed of hand-torn fragments of a newspaper dated March 20, 2020 when the day print quietly paused, it captures a shift in how we consume, trust, and remember information. The surface becomes both archive and critique, preserving what once was while questioning its relevance today. Set within familiar interiors, the table introduces a deliberate disruption that is visually bold, conceptually charged, and unapologetically expressive.
EP.03 : Bringing It Back, Thoughtfully
Restoration isn’t about going back, it’s about getting things right, with care and intention. The aim is not to redesign or overwrite the past, but to uncover and highlight what has always been there. Each facade is carefully studied, windows are brought back to their original proportions, and layers of paint are removed to let the brick breathe again.
The structure is strengthened where needed, not to change it, but to support it for years to come. Over time, services and add-ons often create visual and physical clutter, these are now reorganized into a clear, simple system that works quietly in the background. This process is not just about fixing what is broken; it’s about bringing back clarity and order. It’s not just a revival, but an act of respect, for the original design, the materials, and the story the building carries.
In the end, it becomes a version of itself that feels honest and complete - a building remembered, and experienced, as it was always meant to be.

Cubby Whole I Multitask
A dual tone wooden console, Cubby Whole - doubles as a display & storage unit, acting as a furniture divider or a complementary companion to a screen. Anchored by a broader base and topped out by a sleek counter, the cubbies sit sandwiched between the two.
