When designing a kitchen for a semi or townhouse you need to be mindful of the width available. To maximise space in this floor plan we situated the kitchen towards the back of the open plan living / kitchen / dining area so you still maintained view lines to the pool and backyard. The butlers pantry behind this kitchen also includes a sink and room for more appliances so you are not compromising on bench space.

Iluka Palms Under Construction
Working with Action Plans on the floor plan for this room was a tricky one. With an unusual block and trying to maximize the space we didn’t want to block the view to the backyard. The clients didn’t want to sacrifice on a feature wall with fireplace so after finding the perfect fireplace we were able to have everything in one. Fireplace, feature stone wall and the tv mounted above the fireplace. I can’t wait to show you guys the final images!
Staircase to Heaven
Your staircase in your home doesn’t always have to be the hero piece. Here to maximize the floor plan the staircase ended up in a narrow space without any windows. To fix this issue we brightened up the space with a large skylight over the staircase. Carrying the oak flooring up the stairs still created a feature without taking up too much space.
It's all in the details.
When I was working with the clients at Iluka Palms there was a big focus on the finer details and cohesiveness throughout the home. Here is a close up image of the flooring between rooms. Considering how all of the finishes would work together is a crucial part of the planning stages in renovating your dream home.
