Literally, it’s walking distance to her family.
Opening the door, the home extends into a shared yard. Considered as part of daily life, it becomes a short, scenic walk to her old house, where her son’s family now lives.
At her luminous open kitchen, she decides whether it’s a day for quiet moments or entertaining. On a lucky day, they get onion and butternut squash soup from Mom, still hot from the stove.
That’s the magic of laneway house living right behind your old house.

See what a mother built for herself.
Entering her next chapter, a mother decided it was time to make room for herself. So she moved out of the big house… into a better house.
To all the mothers out there—today and every day—we’re in awe of your tenacity, flexibility, fun, and love.

Smallworks’ upcoming multiplex involves your opinion.
A duplex and a laneway house on a corner lot in Marpole. You already weighed in on the exterior colour. Next up: the flooring on the ground level.
Hardwood throughout?
Or concrete on the ground floor and hardwood upstairs?
The question is simple: would you pay a premium for hardwood throughout—or is concrete sexy?
Let’s hear it. Cast your vote below👇
(And leave us a comment on why!)
We’ll announce the winner in stories—and you’ll see your flooring choice come to life in Marpole next year.

Smallworks operates on both sides of middle density.
On one side, we work directly with families, delivering what’s possible and what’s optimistic. On the other, we invest significant effort behind the scenes, working with municipalities to make that work viable.
When families sign with us, we’re committed to carrying their project through permitting and zoning hurdles, all the way to completion.
But by then, much of the groundwork has already been laid.
What truly requires persistence is the ongoing effort to push the envelope—to ensure bylaws work with us, not against us.

Spring. Is it a good time to start something that lasts?
At the very least, spring is the season when we appreciate things close to the ground, such as roundabout gardens at crossroads, sock tan lines at the ankles... and ground-oriented housing.
Our site supervisors have been sending us glimpses of spring through the window openings they’re framing. At our HQ, we’re surrounded by a kind of quiet, flowery optimism.
It makes us wonder:
If you’ve been following along, does spring not make you itch to start something of your own?

Life doesn’t just happen to you.
Inside a 939 sqft laneway home holds the vast dreams and incidental moments that make up multigenerational family life.
In their backyard, this East Vancouver family made a decisive move to add a home for the grandparents, just in time so they wouldn’t miss the early days of a newborn.
What’s the value of time to you?

Laneway housing is a medium through which homeownership, estate planning, multigenerational living, and the notion of family are rethought.
When families come together to add housing on existing lots, they do so not as a means to an end, but as the start of a whole new way of being together—physically, financially, and otherwise.
Stay tuned as we share the many family stories behind our recent builds.
Family first.

On March 23, our Founder, Jake Fry, was quoted on CBC Radio’s Early Edition with Stephen Quinn in a segment on the current state of multiplex housing.
For 17 years, Smallworks has been at the forefront of the laneway housing evolution. We’ve seen it grow from a contested idea into a widely embraced family housing solution.
Along the way, we’ve worked with 400+ families—unlocking the potential of their existing lots, creating additional housing, preserving family wealth, and activating the equity that might otherwise sit dormant.
Then the concept of multiplexes entered the picture. Across municipalities, they’ve become a new arena for civic debate, policy shifts, and the future of neighbourhoods.
The “missing middle” is one of the most defining housing challenges of our generation. What’s your take on it?
It feels like the right moment to share what we‘re seeing, so we’ve put together an in-depth journal on what‘s actually being built today and why this housing type matters.
