STACK THE SMALL WINS Success doesn’t come from one big win It comes from lots of little wins done over and over which then creates the opportunity and then the illusion of a big win This is in EVERYTHING - fitness - business -relationships Have big goals - of course! But make sure you’re breaking them down into daily goals so you know you’re on track If you can win a day, you can win multiple days If you can win multiple days, you can win a week If you can win a week, you can win a month If you can win a month, you can win the year And if you can win the year then you can win the game Not only is this a sure fire way to guarantee success, but it also guarantees you will learn the lessons of what it took to achieve that success. Hitting a one time home run is great but you learn very little from it and so next time, you won’t know how to get that same success! Always remember this, it takes 10 years to become an overnight success So focus on winning all the little things, I guarantee they will add up to something massive!! And the same goes in reverse on the last one What if in 30 years time you looked back and went ‘I can’t believe I never even tried’ ‘what if I’d just taken a shot’ ‘What if I went after it with everything I had’ Failure I can live with…. Regret like that would destroy me… knowing I didn’t give it everything I had would eat me alive People get caught up in ‘what if’ in a very negative way: ‘What if it doesn’t go to plan’ ‘What if something goes wrong’ ‘What if this or that happens’ Here’s the deal, something will go wrong, you will come across challenges, you will feel like giving up, you will ‘fail’ (caveating HARD with, you only really fail if you give up’ But if you just keep pushing on, chances are it’ll all work out, and probably better than you ever imagined YOU CANNOT FAIL IF YOU DO NOT QUIT We get one go at this life, may as well give it our best shot 🫶

Enjoying the sun and being away ☀️🏝️ Enjoying it even more when things are also progressing back home A few WhatsApp’s and a few emails is all it’s taken (and having the right teams in place to make things happen 🙌) - progress on 2 current refurbs - another property into legals - letting agent visit to a property looking to let it out - viewings on our vacant HMO rooms - pushing on with final due diligence on a deal which would be game changing for us 👀 this one is a lot of firsts for me🫦 - more info to follow as it comes together - arranged a viewing on what would be my biggest purchase yet 😏 All whilst I have still be present on holiday for most of the time and having some much needed family time. Next purchase into legals 🤩 This one is already a 7 bed HMO, partially tenanted. But it’s under rented and in need of a good freshen up Plan is to refurbish all empty rooms and communal areas to increase demand and rental prices, and then refresh the occupied rooms as and when tenants move out. Then we will realise the true value of the property and pull the money back out A nice one to be added to the portfolio with some immediate income but also opportunity to increase the value and equity we hold in the property. Along with this one I’m working on finalising another which will be an absolute game changer for us if it comes off 😬. It’s felt like q1 was all about a grind with not much movement… but now things are coming to fruition on that grind so it just proves that even when it’s feeling like you’re not progressing, you really are The pipeline is filling with lots of opportunities being brought to me recently That only means one thing - more properties, more private investment, more interest being paid to our investors 😏🤩🤑

Another investor paid their annual interest This investor has been with us for the past 3 years and earned 4K a year totally hands off turning that 50k investment into 62k totally hands off! They’ve agreed to go again with the 50 and have put another 150k in We’ve proved the concept, we’ve got our own skin in the game, and we’ve shown we deliver Our investors like the hands off approach, how we keep them updated on projects, and that they can see their money doing something exciting. They also like that they are building themselves a nice little nest egg without having to lift a finger (other than to sign a loan document 😏) I’ve got 3 projects coming up which I’ll be looking for funding on If you’d be interested in being involved and getting in on some returns like this for your own pot, reach out and let’s see if it works ❤️ #justgettingstarted

We decided to knock through this CHUNKY wall inbetween the existing kitchen and what looks like it used to be a utility of some sort. We’ve done it to really open up the space and make it a much nicer and more useable communal space for our tenants. Doing this has allowed for a much larger kitchen along with dining space and hopefully a seating/tv area too Because this was such a thick supporting wall we needed a beam, and we chose to ideally not have a nib intruding on the space, the structural engineer also advised we needed a wind post to ensure the gable end wall was secure for the long run. Doing this keeps the external wall secure and prevents any form of bowing or collapse. Worth it to gain the extra internal space this is going to create, and also reinforces why it’s key to get the experts in to advise. We can now be confident this will be signed off once complete 🤩

Content shooting day with @prosperitynetwork_ today on one of our latest projects Doing the first part of their deal diaries series Not a natural place for me in front of the camera, but thanks to Nick we got there and I’m excited to see this project documented. Update from last week - 2 purchases agreed and funded - next room in latest hmo tenanted - flat 1 of the mixed use nearly complete, flat 2 about 2-3 weeks away - new surveys on the commercial to resi - building the pipeline both immediate and longer term - 2 deals to double check and agree this week (can I get them both agreed whilst on holiday👀) - 2 more properties desktop analysed ready for me to go and view when I’m back Pipeline is full, I’m looking to work with more investors to fund it and get their money working for them. Totally hands off (for them, not me 😅). Little walk round of of one of the 2 flats we are renovating above the Morrisons shop. Flat 1 is pretty much done. Just flooring and snags to go Flat 2 is about 2-3 weeks off. Team have been amazing on this! Super quick and efficient so far New kitchen and bathroom New boiler and heating system New windows and internal doors New external door to make it a more appealing entrance Decided on Egyptian cotton colour throughout to give it a slightly warmer look to just plain white walls. I also LOVE how it contrasts to the white woodwork What do you guys think? #propertyrenovation
