our portfolio has served as the ultimate proof of concept for the downtown bakersfield market.
years ago, the question was, “If you build it, will they come?” today, with stabilized occupancy and premium rents across our developments, the question has shifted to, “can we build it fast enough?”
the momentum is undeniable. we have validated that high-earning professionals are actively seeking an urban lifestyle that was previously unavailable. our capital investments have de-risked the neighborhood, and now we are riding a wave of demand that is outpacing supply.
through the partnership of many private local investors, our work at sage is moving from potential to proven. together, we are defining the new standard of luxury in the central valley. ⚡️
We are happy to introduce you to Downtown Bakersfield’s newest multifamily community: Cleo.
In recognizing the importance of its adjacency to a beloved café on a central downtown corridor, our team crafted a project celebrating the street level experience by creating a new shared courtyard, providing enhanced outdoor dining, a welcoming entrance to the resident’s and allowing the new life created in this space to activate the adjacent sidewalk.

Thank you to everyone who made it to our Publisher’s Inside Look. We were able to go behind the scenes and learn more about @sageequities from Austin and Anna Smith. We reflected on the power of Downtown and how much has changed in the past 10 years with more businesses, restaurants, and growth right here in our own community.
Thank you to Austin and Anna for hosting and educating us all on your projects, the exciting demand and growth for downtown and also allowing us a sneak peak at what’s next for Sage Equities and Downtown Bakersfield.

last week, we were thrilled to share the details of our upcoming eastchester luxury multifamily developments (and how we utilize the federal opportunity zone program to get these capitalized) at the annual downtown bakersfield symposium.
the newly renovated woolworths provided the perfect backdrop, showcasing a real-time example of that revitalization.
*shoutout to the organizing group, @thehubofbakersfield , and to all the other presenters throughout the day, particularly carter brown of @purveyorbranding for his piece on the contours of a cultural city. 👏🏼
We’re excited about our future projects, Eastbank and Cleo — two new projects inspired by everything we love about Eastchester.
Eastbank sits along the east bank of Mill Creek Park, where the Kern River first diverts, a beautiful, walkable spot rooted in history and community.
Just around the corner, Cleo offers something special with Cafe Smitten right downstairs, making everyday moments feel effortless.
We can’t wait to welcome more neighbors to this vibrant, growing community. This is just the beginning.
Sometimes, the best way to love something is to let it go.
Sage Equities was approached by an out-of-town firm wishing to purchase our first development with an offer we thoughtfully considered and couldn’t refuse.
17th Place Townhomes has been sold in a record-breaking deal to private equity firm, Graceada Partners.
We have been thrilled over the last eight years with the community’s response to this pioneering project (that some assumed and told us quite frankly at the start would be a failure). And we are now proud that financial experts outside of this City are validating the project’s success.
The property is more than a building to us, and this deal is much more than a transaction.
Our initial Eastchester development is perfectly primed to continue contributing to Downtown Bakersfield’s resurgence. As our company and team grows, we feel that the time is right to pass this high-performing property on to a new owner. Graceada is a unique purchaser, and one that Sage is proud to be working with on this property.
This purchase by a trusted private equity firm validates Sage’s consistent message that Bakersfield is a strong and growing market with high-yield rewards for those who invest in its central core.
Sage will continue to focus energy and efforts on the next iteration of our Eastchester luxury housing
model – from attached townhomes to multi-story stacked flat developments located in a Qualified Opportunity Zone.
Our goal at Sage has always been to prove that Bakersfield is ready for dense, walkable, urban multifamily in our City’s center and to maximize the returns of our visionary investors.
Sage’s value as a company lies in pushing this envelope in smart and measured ways. Sage will continue to prove that this City and our entire region deserve quality, market-rate luxury housing options.
Sage developments have established their value and surpassed many expectations, and our team will continue to create more innovative properties in the Eastchester neighborhood.
It’s a bittersweet moment in the evolution of our downtown, but a crucial step of outside validation—one that our team at Sage is proud to announce. 🤍
It’s just a short stroll from The Cue to 918. We thought we’d take you with us today as we hop over to check on the progress.
We can’t wait to see residents settle into our latest development as they make it their home—soon!
We’re establishing some serious roots in Downtown Bakersfield and unapologetically investing in its future.
Today, we oversaw the placement and planting of a native California live oak tree. She is now the crown jewel in the center of our latest residential development, 918, at the corner of 21st and P streets in Eastchester.
Her vertical branches will provide lush views for every unit. Her canopy will offer instant summer shade. Her established growth quietly communicates that Downtown deserves better.
Special thanks to Daniel Cater of Cater Design Group for hand picking this regal beauty and for his architectural vision to wrap the building around a large oak as if she’d been in this very spot all along.
We were happy to support The Fox Theater in its ninety-second year of operation with this custom marquee message on the point.
👏🏻👏🏻Bravo to the Fox Theater board for their careful restoration of this downtown gem.
Welcome to The Cue with @sageequities and @eastchesterliving . Take a tour with Westchester residents Anna & Austin Smith through their new development. We’re pretty in love with the large windows, downtown views, and perfect terrace to watch the sunset. So much detail is Involved in this project and feel free to schedule tour to see it in person.
