BTS of the making of a curvy banquette clad in sequenced bleached walnut! The architect may paint over it in green. Womp womp but at least we got to show you here in all its glory before it meets its verdant fate. What’s your preference? Paint it green or leave it walnut?

Our recently completed Cobble Hill townhouse revolved around the client’s family. Three kids under one roof lead to a loft turned crafting room, an extra colorful reading nook, and a garden level with plenty of space for teenagers to hang. From a builder’s point of view, the Engine 16 project was both challenging and rewarding. The expansive footprint and high ceilings throughout provided the opportunity to add new floors within the space of the existing building. The 2 story vertical extension added enough square footage to accommodate 3 high-end rental units, a beautiful three story owner’s unit, 2 commercial spaces, 2 elevators and 5 separate staircases. Salvaged historic materials were used throughout the building. Structural details were left exposed in many of the apartments and common spaces. Working closely with @inguiarchitecture and the clients we were able to incorporate all of the architectural & historical detailing while at the same time delivering a fully certified passive house. Incorporating reclaimed materials into our projects elevates the design and gives a new life to the materials that carry the history of the building. In 1879, Architects N. Le Brun & Son designed the firehouse for Metropolitan Steam Fire Engine Company No. 16 in Kips Bay, Manhattan. Nearly 150 years later, our clients came to us looking to complete an adaptive reuse conversion of the building into apartments, while paying respect to the building's deep history. On a project where you know you'll be incorporating both historic and modern elements, it is important to have a contractor who is interested in historic preservation and has the ability to collaborate with us to create custom solutions. The team at @rsuttonandco , along with their network of subcontractors, worked hand in hand with our team, along with an incredibly creative and involved client. Link in bio to learn about the reclaimed and restored elements throughout the project! Photography: @macchiaphoto

On this recently completed Cobble Hill townhouse we exposed the original ceiling joists, installed curved walnut paneling at banquette and a new stone surround, with decorative metal overlay, at the existing fireplace. Check out our stories for more photos. This modern kitchen features white oak millwork, stainless steel countertops & a stone backsplash. There are 1/4” reveals at all material transitions. By opening into the breakfast room at one end, and the formal dining room at the other, this kitchen gets a lot of natural light and seamlessly ties into the rest of the space. Check out our Cobble Hill hot tub post on this last day of January! We are dreaming of warmer days or to soak in a hot, steamy, tub. First we prepared a concrete pad to properly spread the weight of the tub. Just under 5,000 pounds with water!! We then used a crane to lift and install. Fin.
