1. Progress on the three-story podium spanning River St and Kent Ave, including the rough out of the oval courtyard penetrating a large amenity terrace between the two towers.

3. Future location of the podium's sinusoidal glass storefront, visible between the interior structural slab and the textured exterior soffit. The storefront’s geometry echoes the curves of the balconies’ balustrades above. Cast-in-place oval columns are used throughout the podium.

Seen here is a mock-up of the seven-foot-wide balconies that wrap the entirety of both towers. The balconies are perforated with large ovals in a staggered pattern, offsetting those on the floors above and below. The ovals’ geometry—and the four-foot-tall, sinusoidal glass guardrails that undulate between them—force occupants to the window wall as they approach their neighbors’ units, maintaining privacy without a screen that would obstruct views of Manhattan and preserving interior light levels. The staggered elliptical pattern will create remarkable light phenomena across the towers’ surfaces.

On Thursday, October 30, 2025, at 6:30 pm EST, Joshua will give the John Portman Lecture at the Harvard Graduate School of Design. Titled “10,887,” his lecture will reflect on the evolution of ideas that germinated over the 10,887 days since he defended his master’s thesis in Gund Hall’s Piper Auditorium and remain underlying currents in his work. These predilections include architectural agency, new perspectives on flexibility, and the effectiveness of phenomena over form.

On Wednesday, April 16, REX’s Joshua Ramus will be speaking at Stanford University as part of the School of Architecture + Landscape + Urban Design’s Spring Lecture Series.
We are honored to announce that Joshua Ramus has been elevated to The College of Fellows of The American Institute of Architects (AIA), the AIA’s highest membership honor. Founded in 1952, this prestigious award is bestowed on architects who have made significant contributions to the profession and society, demonstrating excellence and leadership on a national level. Joshua was granted Fellowship in Object 1 – Design, given to architects who have produced extensive bodies of distinguished work that has been broadly recognized for its design excellence. Less than 3% of AIA members hold the prestigious FAIA designation.
