A well-designed MEP system is invisible when it works and obvious when it fails. In a space like this, Mechanical, Electrical, and Plumbing components integrate seamlessly with the architecture instead of fighting it. The HVAC diffusers align with ceiling geometry, smoke detectors and fire alarm strobes are positioned for code compliance without cluttering sightlines, and lighting layers ambient, task, and accent sources to support the space’s function. Electrical and low-voltage devices, like the security camera and speakers, are centered and coordinated with other trades so you don’t get a “ceiling acne” effect. The result is a building that breathes, sees, hears, and protects without drawing attention to the systems that make it happen.

The former St. Matthew convent at 43-45 Stanton St. in Dorchester is getting a major makeover and being turned into a gorgeous 14 unit condominium complex. The team is preserving key historic character: tall arched windows, barrel-vaulted ceilings, and brick cloister-style arcades between buildings. New high-performance windows are being set into the old openings to improve envelope performance while keeping the facade intact.

The @brownbearcenters daycare opened with a bright, modern build designed around safety, durability, and child-centered function. The architecture uses a light, commercial-contemporary palette: blonde wood-grain cabinetry and LVT flooring throughout create warmth, while white ceramic tile with blue and red accents in wash areas adds cleanability and visual zoning for kids. Construction details prioritize compliance and ease of maintenance, including a suspended acoustic ceiling grid with large LED panels and integrated fire strobes, sprinklers, and a ceiling-mounted projector. Bathrooms are built to accessibility standards with grab bars, low-profile partitions, and wall-mounted fixtures, and plumbing is exposed but cleanly routed for serviceability. Classroom and support spaces feature continuous wall-mounted cabinetry for storage, open floor plans for flexible learning zones, and dedicated staff areas like a full kitchenette and ventilated locker room. The overall design balances institutional durability with a welcoming, residential feel through color, natural wood tones, and soft ample lighting. Another great collaboration with @hue_architecture

Nearly two centuries of Cambridge history, and this building has always been a place where people come together. 2 Garden Street is opening soon as Cambridge Common House — a Lark Hotels property that we had the privilege of working on. Historic preservation is some of the most rewarding work we do — you’re not starting from scratch, you’re in a conversation with a building that already has a lot to say. We added an addition in the back following the original building, making sure the new work respected what was already there. 📍 2 Garden Street, Cambridge, MA
