We hear it all the time - PASSIVE HOUSE IS TOO EXPENSIVE - but let's get serious and talk numbers.
There are 5 extra things you need to consider in a PH build and not all of them are price increases;
1. Windows and doors - depending on whether its uPVC or Aluclad or timber this uplift can be variable. But when compared to Code complaint windows vs any of the above options the increase can be 15%-150% more.
2. Membranes - this includes airtight membranes, weatherproof membranes, tapes and their installation is around $15-25k.
3. HRV - on a 4 bedroom home these are $15-$20k installed but there's an offset as the A/C unit can be downsized.
4. Insulation - building in Sydney is the best as the increase b/n baseline BASIX requirements and PHPP modelled PH is generally a small uplift of $5k.
5. Thermal bridges - simple... design them out of the build. $0 increase.
In our experience, the Passive House components in a new build increase the project cost from 0%-11%.
Now couple this with a "green home loan" where you can save 0.4% interest. The saving on $750k loan is something like $74k of interest. Obviously as the project loan increases the saving increases. But the major point is that the interest saved pays for the PH components.
And that's before we start talking about the savings on the house operating costs; many of our clients are feeding back to us they are saving 80-93% energy usage.
So before you dismiss Passive House as “too expensive,” ask yourself:
👉 How much are you willing to keep paying for energy bills?
👉 How much is your health worth?
👉 How much is year-round comfort worth?
