Approximately 80% of the existing elements were maintained, significantly reducing landfill waste and saving nearly $800,000 in construction costs and meeting the clients schedule goals.

Oxford Properties Model Suites partnered with @raycreatesanything to craft three distinctively designed model suites, tailored for a fast-track leasing opportunity aimed at discerning tenants.
This project was thoughtfully brought to life by @thejesslingroupltd , the project GC. Each suite showcased a bold architectural vision, featuring open ceilings, exposed concrete, and highly functional space plans that struck the perfect balance between industrial edge and modern elegance.
The designs were so compelling that all three suites were leased before construction began. This collaboration exemplifies how thoughtful design and strategic execution can transform raw space into an irresistible outcome that resonates.

Established in 2001, Bruce Power is Canada’s only private sector nuclear generator, annually producing 30 per cent of Ontario’s power. Bruce Power employs more than 4,000 people and, since its inception has been one of the largest investors in Ontario’s electricity infrastructure. Its headquarters needed to be re-imagined and renovated. In partnership with Ray, the project resulted in a budget and a vision successfully met.

Model suites have become a great way for companies to lease space without having to invest in building it out themselves, leaving it to the Landlord to provide a ready-to-move-in suite with all the necessary amenities. Oxford Properties chose to work with Ray to create a new style of model suite with colour painted open ceilings and a more residential overall feel.

Our client is a leading provider of specialty lines insurance and reinsurance globally. Looking to relocate their Toronto headquarters, they chose to work with Ray to determine how much space they needed and what location would suit those needs best. Having worked closely with the real estate team, after an exhaustive search and many test fits, they chose 123 Front Street West, home to leading financial and tech firms attracting top talent with great views of the city and in proximity to key amenities such as Union Station and entertainment spots.

The Institute of Corporate Directors (ICD) is a not-for-profit, member-based organization in operation since 1981. In light of post-covid challenges and the adoption of hybrid work, ICD reassessed their spatial requirements and, as many of other organizations, chose to downsize into a new space at their current address. Having worked with the Ray team for their first relocation in 2013, ICD didn’t hesitate to join forces once again to deliver an attractive and functional space for its staff and members.
