Roof battens are going on, and we're taking the time to properly wrap and tape the joints along the curved wall. We're also sealing the top of the parapet walls with Adhero, locking in a completely airtight and watertight envelope. We seal our homes tight. Very tight. When you stop uncontrolled air from leaking through gaps in the floors and walls, you take control of the environment inside. But when a house is airtight, you have to ventilate it properly. That’s why we use mechanical ventilation with heat recovery (HRV). It constantly extracts the stale, moist air from bathrooms and kitchens, and pumps fresh, filtered air into the bedrooms and living areas—without losing the heat. Solid push at Washington! The roof framing is officially complete. We’ve also got the wall wrap about 70% done. This membrane is the critical layer that stops the outside weather from dictating the inside temperature, keeping the future home dry and comfortable. Up top, we wrapped the box gutters and sumps in Pro Clima to make sure the water management is completely dialled in. Inside, it’s all about setting up the trades. We dug the drainage trenches, installed the backing blocks and noggins, and got the plumbing rough-in started. When you prepare the site properly and support your trades, you get a much better result. Sustainability is another word that gets thrown around too easily. Slapping solar panels on a house that leaks air like a sieve isn't sustainable. For us, true sustainability starts with the structure. It means building a house that requires almost zero energy to heat or cool. More importantly, it means building it well enough that it won't rot, warp, or need to be torn down in twenty years. Most people don't know if their home is actually healthy or not. They've just accepted that Australian houses are freezing in winter and boiling in summer. The signs of a sick house are usually right in front of you. If you wake up on a cold May morning and there is condensation pooling on the inside of your bedroom windows, your house has a moisture problem. If certain rooms always feel stuffy, or you have to wear a jacket inside during winter, the building envelope is failing you. “Healthy home” has become a bit of a buzzword lately. But it has nothing to do with aesthetics or marketing. It comes down to basic building physics. A healthy home is simply a structure that manages air, moisture, and temperature properly. It means the internal environment is entirely separated from the weather outside. No drafts, no wild temperature swings, and no stale air. It requires continuous insulation, an airtight envelope, and mechanical ventilation to bring fresh air in. It’s not magic. Project update | Washington Ave We’re currently at the framing stage on this one, building an architectural outbuilding for separate living. This site has involved tight access, detailed excavation through rock, and working through some complex architectural elements as we go. That’s a normal part of builds like this. Every site brings its own conditions, and it’s about working through them properly to get the right result. A lot of what makes a house feel solid happens long before the finishes go on. If you want timber to sit straight and masonry to stay crack-free years down the line, you have to sweat the millimetres on the frame. It takes time to get the setup perfect. But if you rush the fundamentals, you'll be fixing it later.
