📝📝DUE DILIGENCE 📝📝 Did you know we can undertake Due Diligence investigations? Typically undertaken during a property sale or pre-development feasibility stage for a new proposal, our due diligence investigations can identify and confirm applicable planning requirements, site-based development limitations, or a highest and best use analysis. We can also provide advice on compliance with conditions of a Development Approval for established buildings or developments. If you are considering purchasing a site or starting a new project and would like to discuss our Due Diligence advice, feel free to contact our Toowoomba office on 4632 2535 or Ipswich office on 3447 0466. .au/service-info/due-diligence-and-needs-assessment

🏗️STATE FACILITATED DEVELOPMENT🏗️ On 20 March 2026, the Queensland Government reintroduced the State Facilitated Development (SFD) assessment pathway, with important changes that broaden its application. Most notably, eligibility has been expanded beyond Social and/or Affordable Housing to include any development that is predominantly residential. Under the amended Planning Regulation 2017, a predominately residential project may now be eligible where it is either fully located within a residential zone or situated outside an environmental or limited development zone and capable of being readily serviced by infrastructure, to the satisfaction of the Minister. Another key change is that requests for an SFD declaration must now be endorsed by the relevant Local Government, ensuring alignment with local planning policies. If you have a project that may be suitable for the SFD pathway and would like to explore your options, feel free to contact our offices on 4632 2535 (Toowoomba) or 3447 0466 (Ipswich).

🏢🏢PRECINCT OFFICE EXPANSION🏢🏢 Precinct Urban Planning is proud to confirm we have obtained Development Approval for our Toowoomba office expansion. Featuring twelve levels, this innovative office allows ample space for up to 2 staff per floor with state-of-the-art soundproofing between levels to completely remove all noise associated with Scott and James’ phone calls. The purpose-built proposal also involves living spaces and bedrooms so that staff can work around the clock and have no need to leave the office, significantly increasing productivity. This also removes the need to provide on-site parking, since no one will ever need to leave, which in turn reduces our environmental impact by removing vehicle emissions. Once completed, the building will be an impressive imposition into the fabric of the skyline in Toowoomba’s CBD. The project is set to be completed within 6 months by our valued client and builder, April Foole Constructions. #AprilFools

🌱🔧GM Steel 🌱🔧 Precinct Urban Planning was proud to support GM Steel Pty Ltd in obtaining the required Development Approvals for Queensland’s first Low Emission Steel Mill, featuring state-of-the-art Electric Arc Furnace (EAF) technology. Located in the Wellcamp Business Park west of Toowoomba, this innovative facility will recycle scrap steel using sustainable manufacturing methods—significantly cutting emissions compared to traditional steel mills. By processing recycled steel locally, the project also reduces the environmental and financial impacts of importing and exporting steel products. Once operational, the GM Steel facility will become a major local employer and a driving force for industrial growth across the Toowoomba region. 🌏🏗️ To find out more, visit our website: .au/project-info/low-emission-steel-mill

Precinct Urban Planning were recently engaged by our valued client, Garvie Builders Pty Ltd to assist with the preparation of a Development Application for a Showroom for retailer Boating Camping Fishing (BCF) in Arthur Street, Roma. The proposal involved the demolition of the existing commercial premises (previously occupied by Elders) and the redevelopment of the site for a purpose-built “Showroom” complex including associated access, car parking and service areas. The proposed Showroom will be located adjacent to the site’s primary Arthur Street frontage. The showroom will be purposefully built to the southern side boundary to permit one-way vehicular access to the site via a dedicated driveway from Arthur Street. Car parking, and service (loading areas) are situated to the rear of the complex and are accessible via a two-way access driveway from the site’s secondary Hawthorne Street frontage. The project facilitates the establishment of the first BCF outlet in Roma thereby broadening the breadth and depth of aquatic and camping merchandise available to the Roma community.
