Day one on site looks like this.
Graded pad. Staged equipment. Existing overhead utilities still standing, and already on the relocation plan. This is the stage where dry utility design either holds the project together or becomes the bottleneck.
When PSD is involved from schematic design, the design is approved before the ground is ready. No waiting. No rework.

A lot of our work happens long before activity reaches the field, and moments like this reflect that side of the process. Coordination often starts with planning, mapping, and working through how dry utility systems relate to the larger development before decisions are carried forward. This kind of overview may look straightforward, but it represents the structured thinking behind how we help bring clarity to complex infrastructure needs through design, coordination, and specification.

Some of the most important coordination on a project happens before anything is visible above grade. Moments like this reflect the quiet precision behind utility planning, where routing, spacing, and field conditions all have to align long before the site evolves. What looks simple in the trench carries layers of design intent, with every conduit path supporting larger systems still taking shape. Progress often starts in details like these, where engineered solutions begin meeting real-world conditions.

Proud to have been the Wine Sponsor at the 49th Annual MAME Awards last Friday at Casa Real at Ruby Hill Winery in Pleasanton.
MAME is the homebuilding industry's premier recognition night, honoring the builders, sales, marketing, and trade professionals across the Bay Area who are raising the bar in housing. Being in that room, alongside the teams we work with every day, was the right place to be.
Congratulations to all the 2026 MAME honorees. The work you do matters, and so does the community you've built around it.
Thank you to @BIABayArea and @SMCBayArea for hosting another outstanding evening.

From open land to a fully built community.
Tracy Hills is a large-scale residential development in PG&E territory, and PSD was part of the team that got the utility infrastructure designed, coordinated, and approved to support it. Every street, every home, every light standard, all connected back to a dry utility plan that had to be right before construction could move.
Proud to have been part of this one.

4,905 acres. 15,000 planned homes. 7 schools. Miles of riverfront.
River Islands isn't just a housing development, it's a full community. And behind every school, park, retail center, and neighborhood street is a coordinated dry utility infrastructure that PSD has been designing and managing since the project began.
Seeing it built out like this makes the work mean something.

See that utility pole on the right? That's a PG&E service pole delivering temporary construction power to the site.
Temporary construction power must be coordinated and applied for early on in the project to ensure timely energization. PSD handles the PG&E Rule 13 planning, application and design documents that makes this happen, on schedule and without holding up the rest of the site work.
The site is ready. The design was ready first.

Utility design is one of the most overlooked schedule drivers.
The earlier it’s done right, the smoother everything else moves.
That’s why our focus is clear, design that supports approvals, not delays.

Dry Utility design isn't just drawings, it's alignment. As a BIA member and CBIA partner company, PSD coordinates directly with PG&E from pre-design through energization, keeping submittals on track and comments resolved before they become schedule problems.
