It’s easy to report stats. This is about what’s coming next and how to position for it.
The data
April sales came in at 2,104, down about 6% year over year.
New listings were 3,829, with a sales-to-new-listings ratio around 55%.
Inventory is sitting at 5,973 units.
Months of supply is 2.84, which keeps us in a relatively balanced market overall.
Benchmark price is $568,800, down roughly 3% year over year.
Here’s what matters more.
We’ve shifted out of a heavy seller’s market, but we’re not in a weak market. We’re in a more balanced environment, and that’s important.
Detached homes are still tight.
Apartments are softer with more supply.
That split matters.
Now the forward view.
Pent-up demand is still there.
Buyers have more choice, so they’re slower to act, but they’re still active.
When the right property shows up, they move fast.
That’s what we’re seeing:
* Mortgage activity is steady
* Competing offers still happening on the right homes
* Off-market activity is real and increasing
Prices don’t need to spike across the board, but strong properties will push up. They always do when demand concentrates.

Here’s the deal.
He saw a lemonade stand down the street and decided to set up his own hydrator stand right on the bike path. Sugar-free electrolytes and or Zevias.
Third guy comes along and says sorry, don’t have cash. Do you take tap?
Xavier says no, how about e-transfers?
Then he comes running in the house to set it up.
Then He figured out the added element of the hustle. Talk to them.
He’d to them as they approached 15 or 20 feet, catch people walking or riding toward the stand, start chatting with them.
How’s your day?

Need a drink?
Most folks would reply first with sorry I don’t have cash. He’d just say I take e-transfers.
At one point there was actually a lineup. I sat back down the street and just watched. I’d fill up the jug when he needed more water and took a cut from the top to cover the product.
If all else fails there will always be a lemonade stand. But I’m sure it won’t come to that.

What stood out most were the kind people who not only paid their two bucks or five bucks, but one guy who was really dehydrated even gave twenty.
These moments with our kids, full of kindness and positivity, they prepare us for a better future.
