Here's what Slow Living actually is. One property told as a story, not a spec sheet. One opportunity worth a closer look, with the numbers and the vision laid out plainly. One design detail I can't stop thinking about. One update from my own projects: the renovations, the land, the decisions made with real money in this market. No urgency. No market reports. No listings you didn't ask for. Just things worth reading, from someone who thinks about houses the way you do. Subscribe at the link in bio or follow @slowlivingupstate and sign up there. If this is your kind of thing, I think you'll look forward to it. My concierge services are designed to take the stress out of preparing and presenting your home, so you can focus on your next chapter while I handle every detail. Because luxury isn’t just a price point, it’s an experience. And your home deserves to be represented with care, intention, and impeccable presentation. If you’re considering selling (or buying) in the Hudson Valley, I’d love to show you what this process looks like. Send me a message anytime. -Paul

I used to have a mood board called Slow Living. Images I'd collected of how I wanted life to feel. Quieter. More intentional. Rooms that invited you to linger rather than perform. I made it before my daughter was born. Before real estate. Before everything got genuinely hectic. I've been thinking about it a lot lately because I think it's the same feeling that brings most people upstate in the first place. Not just a house. A different pace. A life that fits differently. So I'm building something around that idea. An occasional publication. Properties told as stories. Design details worth knowing. One opportunity worth looking at closely. Updates from my own projects. It's called Slow Living. First issue on Thursday. Link in bio to subscribe or find us at @slowlivingupstate Intentional homes. Always looking at the way the natural light enters a space. This is key information Upstate because there is nothing better than sitting in the sun on a cold winter day. We long for those sunny days for months at a time.

Before → After. This small flex space in the Hudson Valley had great natural light, a door to the deck, and beautiful wood ceilings, but it needed a vision to show its full potential. I brought in all furniture, art, and accessories, transforming it into a cozy guest bedroom + office that feels purposeful and inviting. The result: seven offers the first weekend and a sale 8% above asking price. Strategic pre-listing design and styling isn’t just about aesthetics, it’s about creating demand and helping buyers fall in love the moment they walk in. Thinking about selling your Hudson Valley home? Let’s talk about how design can maximize your results.

Have you ever gone through an inspection before? What surprised you most? Inspection day — and another smooth one for my buyers. Most of my clients aren’t available for a quick inspection turnaround, which is exactly why I make sure I am. I’m on-site the entire time: FaceTiming in real time, capturing additional photos and video, and making sure nothing gets missed. Inspection reports typically come in within a few hours, and we review everything together, line by line. If anything comes up, I handle negotiations and request credits where it makes sense. You don’t need to be everywhere, that’s my job. I’m there for you at every step. If you’re thinking about buying in the Hudson Valley and want someone who actually handles things for you, send me a message.

Shadow Ridge — a study in natural materials. Rustic alder, honed travertine, white bronze, soapstone, natural walnut, and soft linen. Quiet textures chosen to age beautifully in the landscape. The finishes arrive on site in the coming weeks as this Grahamsville build takes its final shape. Launching this spring. Reach out for an early look.

Before → After. This room started as a small bedroom with a unique color scheme. Today it’s a primary bath designed for slowing down. A soaking tub set in front of the window, antique brass fixtures, golden paneled walls and a soft Roman shade that filters the afternoon light just right. Every detail was designed to create a calm, restorative space. The kind of room you look forward to at the end of the day. Located in Uptown Kingston, NY, this home will be coming to market Summer 2026. If you’re a buyer, follow along for the full transformation and listing details as we get closer. If you’re a seller, thoughtful design before listing can completely reshape how buyers experience your home and the results it achieves. Message me if you’re thinking about selling and want to explore what’s possible.

Many of the buyers I work with are balancing busy lives across multiple homes and cities. My role is often to make the process feel calm, thoughtful, and well managed — whether that means previewing homes, coordinating details behind the scenes, or helping prepare a house before arrival. A quieter, more intentional approach to buying in the Hudson Valley.

Most homes try too hard. But the ones buyers actually connect with feel like this, quiet, balanced, and intentional. It’s not about more. It’s about restraint: - natural wood for warmth - soft lighting for calm - just enough contrast to feel considered This is the difference between a living room that photographs well… and one that actually sells the home. If you’re preparing to list, this is where we start. Save this for reference.
