Steiner | Douglas Construction, Inc. is proud to partner with SoLa Impact as the construction team for a new 36-unit mixed-income community in Los Angeles’ Crenshaw neighborhood.
Approved as a Tier 3 Transit Oriented Communities (TOC) project, the development leverages a 50% density bonus and reduced parking requirements to deliver more housing within walking distance of the future Metro Crenshaw/LAX Line. Four units will be reserved for extremely low-income households, helping advance the City’s affordable housing goals.
The five-story building will include 24 studios and 12 two-bedroom residences, complemented by a landscaped courtyard, rooftop deck, fitness room, and 3,376 sq. ft. of open space. Designed for young professionals and families, it also features 38 bicycle spaces and 18 on-site parking stalls.
Located in a federally designated Opportunity Zone, the Somerset Drive development reflects SoLa Impact’s mission to create high-quality housing in historically underserved communities.

Innovation and collaboration are redefining what’s possible in housing! Our team witnessed an incredible milestone—an 84-unit modular apartment project in Historic South-Central coming together at record speed. Designed to provide much-needed workforce housing, this contemporary infill development features four levels of prefabricated modular units above on-grade parking.
The construction team @steinerdouglasconstruction originally estimated a 10-day modular installation, but with expert coordination and skilled craftsmanship, they completed it in just 5 days!
This achievement is a testament to what happens when cutting-edge methods meet dedicated tradespeople.
