1. Bought my first investment property with my brother in 1992 when I had just turned 20. Joint tenants with 50% ownership.
2.
Paid $350k for the property in San Francisco, rehabbed and rented it out for a 2.5 years with great cash flow.
3.
Sold for $575k and took that $225k and rolled it into a new construction in a Discovery Bay with a 1031 exchange.
4.
BRRRR rinse and repeat. Buy Rehab Rent Refinance (or exchange) and Repeat.
5.
Leverage other peopleās money to buy your first investment property.
6.
Be on the safe side and have at least 20% down, donāt over leverage. Iāve seen people lose 20 homes because they over leveraged with just 5% down.
7.
Learn more about investing and finding high cap rate investment properties around the country, or right here in the Bay Area.

You canāt go wrong with Real Estate as long as you hold for at least 5 to 10 years.

DM for more info, Iām here to share how I got here. I tried to tell my friends and fam to buy in 2008-2010 when home prices in San Pablo hit as low as $40k!!! āBelow what it cost to build.
If only I had cash to buy more. I bought a 4bed/2ba home for $150k and now that rental is worth $630k with market rate rent at $3500/mo. Cash out Refinance and buy another one.
Cash is King. Now is the prime time to buy and negotiate deals when we reach November and December of 2023 while rates are at all time highs of 8%.
Update: Nov 2023 we saw rates drop to 6.5% and a swarm of buyers already started a frenzy of overbidding on homes.
Buy fixers and rehab them to rent.

So honored to have assisted our sellers on the sale of this amazing estate in the desirable Professorville of Palo Alto. 3 years ago our Compass Houston colleague, & dear friend @christine.laborde.re , approached us with a possible referral opportunity. We continued to provide local market updates, local appraisers, zoning information and answered questions regarding subdividing.
Fast forward 3 years later, when the trustees were ready to sell their motherās estate we had the opportunity to be interviewed among 3 top Palo Alto agents by the 5 trustees. Wonderfully they decided we were the best fit based on our strategic approach, marketing and confidence. We immediately jump started the preparation work, luxury marketing, advertisement placements, branding and buyer profile targeting.
We test marketed a higher price on Compass Private Exclusive to Compass Agents, then continued to push forward with an off-market listing on Coming Soon working to personally show every interested buyer/developer the large estate. After receiving a strong preemptive offer from a buyer (while still off-market), we worked closely with both the seller, buyerās agent and buyer. Provided them everything needed to move forward to removing contingencies. In less than a few days after Coming Soon, we managed to go pending off market and closed in 45 days.
