10,000 of you here đĽş
Thank you for being part of this space. Truly, I donât take it for granted.
I started sharing with no real plan, just documenting, learning, and figuring things out as I went. Turns out many of us are winging it too đ
Iâll be sharing more this year. The wins, the lessons, and the bits in between.
A little nervous, very excited, and really glad youâre here đ¤

Maximising storage but keeping it aesthetically pleasing was high on my priority list for our small en-suite. This hidden bathroom storage was a last-minute addition... but hands down one of our best decisions for a small space! đ

Your mortgage shouldnât be your personality. đ đŤ
The moment the bank tells you your âmax affordability,â itâs tempting to start filtering @rightmoveuk from highest to lowest. But thereâs a massive difference between what you can borrow and what you can actually live with.
Mistake #2: Buying at your absolute ceiling and leaving zero room for âlifeâ once the keys are handed over. đŠ
We looked at the math and realised that maxing out meant sacrificing the very things that make life in London fun. The spontaneous dinners, the travel, the luxury of a slow renovation, all of it gets âsqueezedâ when your mortgage is too heavy.
We didnât want a âstatus symbolâ that kept us stressed every time a bill landed. We wanted a home that acted as a launchpad, not a cage.
For us, luxury isnât just about square footage; itâs about the freedom to say âyesâ to life outside our four walls.
If your house is so expensive that you canât afford to furnish it, enjoy it, or leave it, is it really a dream home?
Before you sign that offer, do the âLife Audit.â Check if that monthly payment leaves room for your hobbies, your peace of mind, and your future. âď¸
Part 3 is where it gets even more real: The âhidden costsâ that almost caught us out đŤŁ.

Oversharing Part 1: How we bought in London at 30 & 31 đ
Buying a home with someone before marriage isnât for everyone, but for us, it was the only way to stop the ârent trapâ and start building equity. We realised that a ÂŁ3k+ monthly rent and a massive wedding were actively pulling us away from the foundation we actually wanted.
Getting âmortgage-readyâ is 10% paperwork and 90% radical honestyđŤŁ. If you canât talk about debt, you arenât ready to share a deed.
Here are 6 conversation starters for couples in this season (save these for later):
1. If we had ÂŁ30k right now, would you honestly rather put it toward a house deposit or a dream wedding? Why?
2. Do you see our first home as a âforever houseâ where we settle down, or a strategic 2-year move just to build equity?
3. If we looked at our bank statements right now, what is one lifestyle habit weâd both be willing to cut back on to reach our saving goal faster?
4. Whatâs the maximum monthly payment we can actually afford without feeling âhouse poorâ?
5. Are we ready to talk through each otherâs credit histories and every single debt today, with zero judgment?
6. If we break up, how do we want to handle the equity? Should we have a legal agreement (like a Declaration of Trust) in place now to protect us both?
Because buying together isnât just a property decision.
Itâs a money decision.
A lifestyle decision.
A legal decision.
And very much a relationship decision.
Are you comfortable talking finances & debt with your partner?
In part 2, Iâll share why we refused to max out our mortgage budget!

ÂŁ500 downstairs toilet transformation - Before v after
Our downstairs toilet is tiny, but itâs still one of my favourite transformations because it proves small spaces donât have to feel like an afterthought.
The details that made the biggest difference:
⢠Wall panelling for depth
⢠Statement mirror
⢠Compact sink + toilet choices
⢠Warm brass finishes
⢠Marble-effect splashback for impact
⢠Keeping the colour palette soft but intentional
Small downstairs toilet, big personality.

New bedding combination đâ¨
Iâm breaking my own âwhite bedding onlyâ rule đ¤. Honestly, I didnât realize how much a shift in palette and texture could change the feel of a room and your sleep!
ad | I thought white would always be my favorite, but this cotton muslin in salmon from @yardliving@hellofurn has completely converted me! It has that soft, effortless texture that makes our room feel like a retreat, especially as the weather gets warmer and the colour cocoons the whole room in a warm, glowing light đĽşđŤśđž
Safe to say, Iâm a convert đđâď¸
White or salmon - which side are you on?

The best home decisions usually start with a âwhy are you doing that?!â from someone else đ
We knew choosing the smaller room was a gamble on paper, but waking up to garden views in the middle of London felt like the real luxury to us đĽšđ´
The bigger challenge was the layout. Sacrificing square footage for a second bathroom felt huge at the time, but it completely changed how the house functions day to day
Seeing it pay off with a ÂŁ60k return was the cherry on top, but honestly, the âretreatâ feeling this room gives us is the real return
Itâs a reminder to design for how you live, not just the floorplan you were given đď¸â¨
Iâm curious, if you had to choose - bigger room or private ensuite?

Your dating decisions will impact your finances.
Who you choose to do life with will either accelerate your life or slow it down.
In my 20s, I made a few very intentional decisions while dating that helped me buy my first property at 25 whilst only earning ÂŁ30k
8 years later, I now own 3 properties and earn 6 figures.
And a big part of that is being with someone who supports my goals, not resents them.
You canât build wealth with someone who is threatened by your ambition.

Our barn door has been a game changer in this space especially with how tight the layout is. If you have a small bathroom or any space that a traditional door might not working in, this is a good option!
This is how we lock our barn door. Iâve linked everything we used to make it work
