@lincolnrd is entering a bold new era with @nolimiamibeach , a pedestrian-first lifestyle district designed to blend retail, culture, wellness, and community into one immersive destination.
NoLi will span more than 150,000 square feet across Lincoln Road, Meridian Avenue, and North Lincoln Lane, transforming underutilized buildings and alleyways into a curated micro-district filled with boutique shops, cafés, shaded plazas, and experiential spaces.
At the center is Via NoLi, a reimagined “street off the street” concept that brings a quieter, greener, and more intimate energy to one of Miami Beach’s busiest corridors while encouraging walkability and outdoor gathering.
Developed by @mcomras and designed by Miami-based @touzetstudio alongside @bgarchitectspa , the project arrives amid a wave of major investment reshaping Miami Beach, including the @themiamibeachcc renovation, new luxury hotel developments, and the revitalization of Pride Park.
With leasing already underway and completion anticipated in late 2027, NoLi is poised to become one of the city’s most dynamic new retail and lifestyle hubs.
A first look at the newly unveiled renderings for NoLi, a transformative mixed-use destination designed by Touzet Studio in collaboration with Beilinson Gomez Architects.
NoLi reimagines North Lincoln Lane as a lush, pedestrian-first enclave where shaded paseos, native landscaping, curated boutiques, offices, and vibrant food and beverage concepts create “street off the street.”

Genghis Cohen is bringing its signature menu to Sunset Harbour, with a new location planned for late 2026 at 1801 Purdy Ave.
The tenant was represented by Sara Wolfe of Wolfetown Retail, and Comras Company’s Max Gelband and Sam Noddle represented the landlord.

Short for North Lincoln Road, the 150,000-square-foot destination will transform a collection of existing buildings into a cohesive hub featuring more than 40 curated retail spaces, offices, restaurants, rooftop experiences, and tree-lined pedestrian pathways. At its core, Via NoLi will serve as a shaded paseo connecting Lincoln Road to Lincoln Lane North, enhancing walkability and flow through the district.
The event drew Miami’s leading commercial brokers along with City of Miami Beach Commissioners @joeymagazine and @commissionertanyakatzoffbhatt , highlighting the project’s significance for the area’s future. NoLi will unify over 1,700 linear feet of retail frontage into a connected, experience-driven environment, with curated activations, property tours, and food and beverage offerings underscoring its vision as a dynamic new destination.
One of South Florida’s largest retail trades in nearly a decade has closed: the retail core at Miami Worldcenter sold for $210 million.
Comras Company led merchandising and leasing across more than 270,000 square feet, helping curate a standout tenant mix including Apple, Sephora, Lululemon, Ray-Ban, Club Studio, Lucid Motors, Blo Blow Dry Bar, Skin Spirit, and Savage X Fenty, alongside dining destinations like Maple & Ash, Serafina, Go Greek, and Earls Kitchen + Bar.
