While everyone's busy dodging ghost projects and title fraud, there's a whole category of property that quietly removes most of those risks by default.
Here's what a foreclosure listing takes off your list:
â No ghost seller. You're dealing with a bank. Not a developer who stops picking up after year one.
â Cleaner title chain. Foreclosure goes through court. That legal process does the verification work a private sale skips.
â No double sales. A bank cannot sell the same property twice. The legal record closes that door entirely.
â No off-plan waiting. What you see is what exists. No wiring ÂŁ40K and waiting three years for a structure that may never come.
â Lower due diligence costs. The court has already done significant investigative work on the title. Your lawyer is confirming clean findings, not untangling a mess. That difference shows up in your bill.

Most buyers in Ghana follow the inspector around the property, nod at everything⌠then get home and realize they didnât actually ask the important questions.
Donât do that.
Before the inspection ends, ask these:
1) âWhat are the 3 most expensive problems you see here?â
Follow-up
1. âIf this was your house, what would you fix first?â
2. âIs this a repair⌠or a full replacement?â
2) âWhatâs the condition of the major systems in the house?â
Ask about:
⢠Plumbing
⢠Electrical wiring
⢠Water system
⢠Roofing
⢠Drainage
⢠Air conditioners
⢠Generator/inverter setup
Follow-up:
âWhat could start giving problems within the next 1-5 years?â
3) âDo you see signs of water damage or flooding issues?â
Very important in Ghana.
Fresh paint can hide moisture problems.
Ask:
⢠âWhere do you see signs?â
⢠âCould this flood during heavy rain?â
⢠âIs the drainage actually good or just looking good today?â
One rainy season can humble a âluxuryâ property very quickly.
4) âWhat needs a specialist to check before I pay?â
An inspection is not enough sometimes.
You may still need:
⢠Electrician
⢠Plumber
⢠Lawyer etc
Follow-up:
âIf you were buying this property yourself, who would you call before making payment?â
Two quick pro tips:
⢠Record the inspection summary on your phone. Youâll forget details later.
⢠Visit the property again at night and during rainfall if possible.
