Not everyone calling themselves a broker should be trusted with your money‼️ And now, the law agrees. Ghana has introduced stricter regulations requiring brokers to be officially licensed and accountable. I’m proud to share that I am now officially licensed under this new law☺️ This isn’t about a title. It’s about protection. Licensing means: ✔ Accountability ✔ A code of conduct ✔ Professional standards If you’re serious about buying property in Ghana, this is no longer optional. Work with licensed professionals. Protect your investment. Protect your peace. Comment “Ghana Secrets” if you want guidance on how to start in Ghana's Real Estate Market #GhanaRealEstate #Explore #Ghana

Comment FORECLOSURE and I'll send it straight to you☺️ Nobody talks about foreclosure properties in Ghana. And I think that's the problem. While everyone's busy dodging ghost projects and title fraud, there's a whole category of property that quietly removes most of those risks by default. Here's what a foreclosure listing takes off your list: ✅ No ghost seller. You're dealing with a bank. Not a developer who stops picking up after year one. ✅ Cleaner title chain. Foreclosure goes through court. That legal process does the verification work a private sale skips. ✅ No double sales. A bank cannot sell the same property twice. The legal record closes that door entirely. ✅ No off-plan waiting. What you see is what exists. No wiring £40K and waiting three years for a structure that may never come. ✅ Lower due diligence costs. The court has already done significant investigative work on the title. Your lawyer is confirming clean findings, not untangling a mess. That difference shows up in your bill. This isn't financial advice. It's what I've learned navigating the Accra market so you don't have to find out the hard way. Want to know where foreclosure listings are sitting right now in Accra? Comment FORECLOSURE and I'll send it straight to you. Own in Ghana. Without the drama. Link in bio. #ghanarealestate #explore #ghanaproperty #foreclosure

📌Save this for later Most buyers in Ghana follow the inspector around the property, nod at everything… then get home and realize they didn’t actually ask the important questions. Don’t do that. Before the inspection ends, ask these: 1) “What are the 3 most expensive problems you see here?” Follow-up 1. “If this was your house, what would you fix first?” 2. “Is this a repair… or a full replacement?” 2) “What’s the condition of the major systems in the house?” Ask about: • Plumbing • Electrical wiring • Water system • Roofing • Drainage • Air conditioners • Generator/inverter setup Follow-up: “What could start giving problems within the next 1-5 years?” 3) “Do you see signs of water damage or flooding issues?” Very important in Ghana. Fresh paint can hide moisture problems. Ask: • “Where do you see signs?” • “Could this flood during heavy rain?” • “Is the drainage actually good or just looking good today?” One rainy season can humble a “luxury” property very quickly. 4) “What needs a specialist to check before I pay?” An inspection is not enough sometimes. You may still need: • Electrician • Plumber • Lawyer etc Follow-up: “If you were buying this property yourself, who would you call before making payment?” Two quick pro tips: • Record the inspection summary on your phone. You’ll forget details later. • Visit the property again at night and during rainfall if possible. Comment “𝐂𝐡𝐞𝐜𝐤𝐥𝐢𝐬𝐭 ” and I’ll send you the full list of what to check before making payment. #ghanarealestate #ghana #explore #diasporatohome #ghanaproperty

Before you decide how to buy property in Ghana, read this Everyone loves the idea of off-plan until timelines shift and you’re stuck waiting. Foreclosed properties? ✔️ You’re buying what already exists ✔️ You can move in or rent immediately ✔️ And in many cases, it is priced below market value Investing in Ghana is about strategy. If you have the funds ready, foreclosures can move you forward faster. I have put a guide together on Foreclosures and a list of foreclosed properties available. If you want it, then comment FORECLOSURE for more details. #GhanaRealEstate #DiasporaInvestments #ForeclosedProperties #PropertyInGhana #explore
