We recently welcomed the NYCHA Real Estate Scholars to Sendero Verde in East Harlem. The adult cohort, including over 20 NYCHA (@nychagram ) residents ages 19 to 57 from across NYC, joined us for an inside look at one of the country’s largest Passive House developments.
Through NYU’s Schack Institute of Real Estate in partnership with the Public Housing Community Fund (@communityfundnyc ), scholars gain hands‑on exposure to how real estate projects come to life, from planning and financing to sustainability and long‑term management. The six‑week program blends case studies, site visits, and a final development proposal to introduce the full development process.

We’ve officially broken ground and construction is underway at Arverne East Building D, a major step toward NYC’s first net‑zero community!
Building D will bring 320 affordable homes to Far Rockaway, Queens, including homeownership + rental apartments. Underpinned by resiliency and sustainability, the building will be all‑electric and fossil‑fuel‑free, designed to passive house standards, and incorporate solar and geothermal technologies.
We’re proud to celebrate this moment with our public, private, and community partners as we move one step closer to welcoming future Building D residents home in 2028!

The L+M team seeks out innovative ways to incorporate resiliency and efficiency measures into our projects, from the largest Passive House project in the country to NYC’s first net-zero community. We aim to identify best practices that reduce energy usage and operating costs while lessening our impact on the environment.
This Earth Day, we are spotlighting two community partners who are committed to helping us do just that with a boots-on-the-ground approach. We’ve teamed up with @solaronenyc and Logical Buildings at our @bronxpoint and Cooper Gardens properties, to bring energy‑saving resources and programs directly to residents.
SolarOne has helped residents reduce their energy bills by 10 – 20 percent by enrolling them in a program that sources in-unit electrical usage from a solar farm located in upstate New York. Logical Buildings helped residents enroll in the @getgridrewards program, a free app that that pays users to reduce electricity usage during peak demand. Users can earn cash rewards totaling up to 20 percent of their annual bill by turning off ACs, lights, and delaying appliance use during peak demand periods.
These partnerships reflect L+M’s ongoing commitment to energy efficiency, sustainability, and resident engagement, combining innovative technology with trusted community outreach to create meaningful, everyday impact.

Exciting news from Connecticut! The LMXD team and project partner Twining Properties celebrated the ribbon cutting for @livethewinston , a five-story mixed-use development in the redeveloped Science Park neighborhood of New Haven.
Built on an underutilized surface parking lot, the development includes 283 mixed-income apartments ranging in size from studios to three-bedrooms, with 57 of those reserved for households earning an average 50 percent of area median income. The complex features more than 12,000-square-feet of retail space, a resort-style pool, coworking space, fitness center with yoga studio, and a library. It was designed by @beinfieldarchitecture and built by InnoConn Construction.
The Winston is an integral part of the revitalization of the former site of the Winchester Repeating Arms Factory. The full redeveloped area features a residential community, vibrant retail space, and a life science and technology hub.

Rockaway, the days of deliberate disinvestment are done.
Underneath the future Arverne East site, we're installing state-of-the-art geothermal technology that will use the energy of the Earth to heat and cool the 1,600+ units of housing that @lmdevpartners is building there.
Over in Far Rockaway, we're building a $30 million new @nycgothamhealth clinic at Rockaway Village, which will provide a wide array of preventative care services for 21,000+ people each year.
As someone who called Far Rock home, I remember wishing for investments like these. That's why we're working tirelessly to finally deliver that fairer future for peninsula families who have long deserved it.
News from Philly! Our LMXD team celebrated the groundbreaking of Westpark Redevelopment Phase 1, a project that will transform a vacant public housing site into a mixed-income community in West Philadelphia.
Phase 1 will deliver 327 new mixed-income homes across three buildings, including a new construction mid-rise building, row homes and a complete rehab of the southernmost existing tower.
Once complete, the entire Westpark redevelopment will comprise 1,000 new homes, additional retail, comprehensive social services, and the buildings will be 100 percent electric.
The first phase of the redevelopment will also add one acre of landscaped open space and create new connections to 46th Street SEPTA station and the neighborhood street grid, linking the campus for the first time to public transit and the broader neighborhood.
The project is a public-private partnership between LMXD, MSquared, @philadelphiahousingauthority , PHFA, and, with support from @phillymayor and @governorshapiro , we’re excited to see the Westpark Redevelopment project come to life.

Celebrations are in order! Two of our project partners, Bletsas Plumbing and Glo Electric, received recognition at the Best of @buildingskillsny event for their commitment to local hiring.
Bletsas Plumbing employed almost 40 workers on their projects in the last year and received the “Employer of the Year” award. Glo Electric’ team member Tikim Brady Bell was a recipient of the Glenn Hilzen Building Award for his achievements since enrolling in BSNY programs.
