Mid-construction, the lot next door came up for sale. We showed the client it could fit 3 parking spots and unlock a lot more floor area. Days later, the lot was theirs. Under Korean building code, those 3 parking spots added 46% more buildable area (999 → 1,467 sqm). So we redesigned the building. 3 stories became 5 — and the skip-floor spaces we added turned out to be the most inventive rooms in the building.​​​​​​​​​​​​​​​​

가벼울수록 가벼워진다 형태에서 시간으로 오설록 티하우스 해운대는 가(벼운)건물이라는 생각이 실제 건물로 구현된 사례다. 이 작업에서 가장 중요한 조건은 형태가 아니라 시간이었다. 설계계약 체결 이후 개점까지 100일이 채 걸리지 않았다. 일반적인 건축에서 설계와 시공은 순차적으로 이어지며 긴 시간을 요구한다. 반면 이 프로젝트는 생산·운반·조립의 전 과정을 다시 조직해 공정을 압축했다. 건물이 빠르게 완성된 이유는 현장에서 더 많은 일을 했기 때문이 아니라, 현장에서 해야 할 일을 미리 다른 장소에서 해결했기 때문이다. 현장에서 공장으로 구조체는 냉간성형강(CFS, Cold Formed Steel) 부재로 이루어져 있다. 얇은 강판을 상온에서 절곡해 만드는 이 시스템은 공장에서 컴퓨터로 정밀 재단되고 일부는 가조립된 상태로 현장에 반입되었다. 현장은 절단과 수정이 반복되는 제작의 장소가 아니라 준비된 부재를 정확하게 결합하는 조립의 장소다. 건축의 주요 공정은 현장에서 공장으로 이동했다. 건물에서 지구로 이 부재는 가볍다. 이 가벼움은 공정 전체에서 결정적인 장점이 된다. 대형 장비나 많은 인력, 높은 숙련도가 필요 없으니 공사는 단순해지고 빨라진다. 여기서 가벼움은 구조적 특성이기 이전에 생산 전략이다. 그런데 이 가벼움은 건물 안에서 끝나지 않는다. 건물의 무게는 재료를 만드는 데 드는 자원과 에너지, 운반과 시공의 노동, 그리고 언젠가 해체될 때 남기는 부담까지 포함한다. 건물이 가벼울수록 지구 위에 남기는 발자국도 가벼워진다. 사진 © 최용준 @___yjc
