Continuing the infill lot typology explorations. We have been working on a two-story ADU that would have tuck under parking and were approached by someone with a hillside site where it works perfectly. 1300 ft.² two bedroom 2 1/2 bath.
A smarter approach to urban infill. In Austin, a new local housing policy (called HOME) allows more homes on traditional single-family lots. But density alone isn’t the goal—how you arrange those homes matters. For mid-block sites, three identical units on the street can create real challenges: circulation, parking, privacy, and outdoor space. Our solution is a side-by-side townhouse strategy paired with an elevated rear ADU with parking underneath. •Two ~1,800 SF townhomes engage the street. •The ADU lives quietly at the back. •And the townhomes still get real backyards. Thoughtful density > maximum density.
Three homes. One lot. Zero compromise.
This latest HOME infill project shows what’s possible when progressive land-use policy meets design-forward modular construction. By pairing Austin’s HOME ordinance with factory-built precision from StudioBuilt, we were able to deliver high-quality, modern housing at an urban scale that actually fits the neighborhood.
