These two towers on Sunset Boulevard in Los Angeles derive their character in a manner of unequal twins. Dissimilar in height but utilizing a common language of balconies, cornices, and materials, one faces east west and the other north south. This achieves individual identity and skyline interest within a singular project. In that the balconies are an impactful aspect of a residential tower; this design manipulates their texture and orientation culminating in a rooftop composition over the shared communal spaces overlooking the city and the ocean beyond.

Originally designed by Philip Johnson in the 1980”s this building was conceived as a signature office building of the period. The design character is vaguely French, but uniquely adorned with faceless statues at the roof cornice. The lobby, like much of Johnson’s work at the time utilized the same exterior granite along with additive bronze metal work light fixtures and renaissance floor patterns.
The renovation strategy was simply to counter the heaviness of the materials with a lighter marble inset, which, in turn, terminate into back-lighted free standing walls. A new reception desk creates the focus and fundamental purpose of the lobby and new wall wash strips integrated into the existing ceiling detail light the walls throughout the space.
Finally the tapestry from the aspired French period has been replaced by a new version of the faceless statues at the top of the building. Orange in color suggesting both a continuity, a wit, and an extension of the most unique aspect of the building in a fresh new manner.

Meritz Training Center| Seoul, Korea
The purpose of the Meritz Training Center is to provide an opportunity for the large employee population to bond together on an annual basis to both learn the new programs and strategies of the company as well as to enjoy the camaraderie in a setting away from the primary business center in Seoul. Set on the East coast of Korea facing the Sea of Japan, three distinct buildings above a shared parking and mechanical service building surround a park like garden. The central building is essentially a hotel flanked by a classroom building on one side and a fitness center on the other. The garden is a shallow valley with a central creek flowing towards the ocean. The creek is dammed to create a small pond which an executive visitor center completes the circular nature of the plan. At the poinnt of arrival there is a tower with a beacon that arcs light to the open sea beyond and serves as an allegory of the insurance and investment safety of the Meritz companies.

Century Plaza Tower | Los Angeles, CA
These twin towers, designed originally by Minoru Yamasaki, have long been skyline symbols of the west side and century City. Our redesign work brought back the lobby in the garden, oriented the vehicular arrival and elevated the finishes and functions of the lobby to align with the iconography of the towers. Once again a design of elegance and timelessness had returned these buildings to value level incomparable in Los Angeles. The dominant automobile arrivals is shared by both towers which shelters the valet stations at each entry. The internal focus is a glowing marble reception desk floating on a new black granite floor enhancing the original white marble wall, which, in turn, is reflected in the stainless metal paneled ceiling.

The development of Wilshire Boulevard across the plains of our region is a walk-through history from the Ranchos of the past to the automobile culture of today. Beginning as the Rancho Santa Fe de Buenos Ayres and later the “Town of Sunset” ultimately the Boulevard was re-named Wilshire as the connections between the downtown and Santa Monica were made into a linear urban form as we know it today. The Los Angeles Country Club remains as one of the remnants of the great open spaces that used to exist between the pueblo of downtown and the ocean and as such provides the Beverly West owners the opportunity to live in one of the most unique locations in the City, with views in the near perspective of both the north and south course of the fabled Club, as well as unimpeded views from the ocean to the mountains. Standing as a sentinel as you come west on Wilshire from Beverly Hills the dignity and timelessness of the building and discrete entry and dignified lobby is a haven from the paparazzi.

Kirby Collection, Houston, TX
At the heart of the City, the new Kirby Collection development is a dynamic new residential, working and retail development. The 250,000 SF apartment tower will stands out among the existing buildings as a beacon. The primary frontage along Kirby drive is punctuated by an arrival oculus that accommodates the valet functions and serves and the interface between the car and the pedestrian. A unique form unto itself, this oculus has the character of the pantheon at the heart of the development from which all circulation flows.
The 200,000 SF office building offers unique functional space and a work environment with collaborative space in a multi use development. The apartment tower is oriented towards the best views in Houston. Its subtle ellipse form radiates centrality and the place to be and live. With outdoor terraces in the tower and a gracefully landscaped topographical garden and pool environment for all to enjoy this garden sets the living environment apart from anything else in Houston.

The library space is a multi-purpose room available for various functions while taking full advantage of the garden view. The co-working space provides small laptop functions, full office desks, conference space and private phone rooms. The test kitchen is available to residents for small and large gatherings. Each of these spaces are created with the view in mind, timelessness in furniture, lighting, and fabrics to accommodate the varieties of functions and needs of the residents.

Meritz Office Tower | Seoul, South Korea
This new office building to be built near the Seoul Train Station in an emerging area of Seoul will house the expanding business of the Meritz Financial company on the north side of the Han River and will be a complement to the previously design Meritz Headquarters on the south of the River in Gangnam.
The design is representative of a business-like efficiency that is inherent in the culture of Meritz. Clad in a charcoal aluminum and glazed with the most efficient glass products currently available, the graphic character of the expression is subtly about business and the ubiquity of the use on each office floor, but with an orientation towards achieving unique character at the base and the top of the building.
The ground floor shares space with a unique retail arcade that is derived from earlier and historical patterns of retail in Seoul. The business lobby accommodates both the primary functions of circulation and security but also flows to a lower-level café and cafeteria in a sunlight sunken courtyard and rises in volume to another restaurant level on the second floor that will be something of a food court with multiple sources of food among common seating including on a bleacher which is part of the structure.

Directly adjacent to restaurants, bookstores and numerous other tenants in the Helms Bakery, steps from the transit system, and central in the cities freeway system, this space is the ultimate office environment in the center of the Culver City tech development.
