I get this question all the time — and honestly, it started with focus.
I stopped watching the bottom of the market and started studying the top. Every day, I’d filter my hot sheet from the most expensive sale down. I wasn’t just looking at what sold — I wanted to know why, how, and who was behind it.
I’d pick up the phone and call the agents on those deals. I’d dig into every detail. Because the real value isn’t what you can find on Zillow — it’s the insight behind the data. That’s what positions you as an advisor, not just a salesperson.
I also shifted my mindset: from chasing transactions to building real relationships. I hyper-focused on the neighborhoods I wanted to serve, studied the frequent movers, and figured out how I could bring them real value.
Eventually, preparation met opportunity. But that only happens when you take action — when you show up consistently and put yourself in front of the people who move the market.
