Big news for Orléans South 🚧🛒 A new commercial plaza is being proposed at Mer Bleue & Brian Coburn as part of Richcraft’s Trailsedge community. The development would bring nearly 8,800 sq. m. of commercial space, including a grocery store, retail shops, restaurants, and cafés. Phase 1 is expected to include the grocery store and major retail spaces, with additional commercial units planned in Phase 2. For many residents, this is more than just a plaza — it’s a major step toward building a more complete community where people can shop, dine, and access amenities closer to home. With Orléans continuing to grow rapidly, residents are also calling for more investment in infrastructure and services to keep pace with the expansion. #Orleans #OttawaRealEstate #Ottawa #Trailsedge #OrleansSouth OttawaDevelopment OttawaHomes MerBleue RealEstateNews

🏢 New Dymon Storage Planned at Trim & Innes! The Dymon Group has proposed a 3-storey self-storage facility at the southeast corner of Trim and Innes Roads — bringing a sleek, modern commercial design to one of Orléans’ busiest intersections. The plan features 17,000 m² of total space, including a 10,500 sq ft retail showroom, 55 parking spots, and landscaped pedestrian connections along Innes. How School Rankings Impact Your Home's Value Did you know that school rankings can significantly influence resale value? In Ottawa - especially areas like Orléans, Barrhaven, and Kanata - homes located within top-rated school zones often sell faster and command higher prices. Even buyers without children pay attention to school boundaries because they reflect overall neighbourhood quality, community stability, and long-term demand. If you're unsure which school district your home falls into, or want to know how nearby rankings might affect your property value or future resale, reach out. I can help you identify your exact school catchment area, understand how it impacts your home's worth, and show you what's trending in your neighbourhood. → DM me and I'll send you a quick breakdown of your school district and surrounding ratings. #Orleans #Orléans #orléansontario #orleansrealestate #orleanscommunity

🔥 Orléans’ next skyline statement — The Denizen A proposal just dropped for three towers rising up to 40 storeys at 265 Centrum Boulevard, across from Place d’Orléans. If approved, this would be one of the tallest projects in Ottawa’s east end — ever. Developed by Bayview Group and designed by B+H Architects, the project calls for: 🏗️ 3 towers — 30, 35 & 40 storeys 🏢 1,100+ residential units 🏬 Ground-floor retail + public plaza 🚇 Walking distance to the new LRT station 🌳 Modern urban hub built around walkability + mixed-use living. The plan reimagines Centrum Boulevard as a true urban core — something Orléans hasn’t had until now. Love it or hate it, this is a clear sign the east end is done being quiet. What do you think — is Orléans ready to go vertical? #OrleansON #OttawaDevelopment #TheDenizen #265Centrum #OttawaRealEstate #OttawaCondos #OrleansSkyline #OttawaEast #613Developments #Stage2LRT #UrbanOttawa #FutureOrleans

🚧 Petrie’s Landing Phase III — The Mega Project That Could Redefine Orléans’ Skyline 🌆 The next chapter of Petrie’s Landing is massive. Brigil has proposed 12 new buildings, up to 40 storeys high, and 3,200+ new homes just steps from the future Trim LRT Station. If approved, this would be one of the largest developments in Ottawa’s east end — bringing shops, parks, and modern urban living to the waterfront. Think of it as a mini downtown by the river. 🌊 💡 Key Facts: • Phase III adds 12 mixed-use towers (mid-rise to high-rise, 4 – 40 storeys) • ~3,200 residential units + retail + amenities • Part of the city’s Orléans Corridor Secondary Plan for transit-oriented growth • Under 1 km from the LRT Trim Station • Designed to create a complete, walkable community This proposal signals one thing loud and clear — the east end is no longer playing small. 👊 Brigil says it hopes to start construction of the third phase of its Petrie's Landing development in 2027 or 2028. What do you think, Orléans — is the future vertical? ⬇️ Drop your thoughts below. #OrleansON #OttawaDevelopment #PetriesLanding #Stage2LRT #TrimRoad #OttawaRealEstate #OrleansSkyline #Brigil #OttawaEast #613Developments #UrbanGrowth #OttawaFuture

🌆 3030 St. Joseph / Duford A major mixed-use tower is in the works at 3030 St. Joseph Blvd — and it’s no small ambition. 📌 What’s proposed now (as per latest planning docs): • 18 storeys high, with 202 residential units • Ground floor to include retail / commercial space (some hundreds to a few thousand sq ft) • Underground parking for ~163 vehicles plus bike parking • Revised design tweaks: slimmer profile, better landscaping, deeper garage set-back, improved façades & massing. 📍 Location & transit context: • The building sits just off St. Joseph Blvd at Duford, a short walk from Place d’Orléans / future LRT. • It occupies a triangular parcel at the base of the escarpment, meaning the site has slope and tree / terrain constraints. ⚠️ What’s still being decided / under negotiation: • The public version you saw (16 storeys, 165 units, 4,500 ft² retail) was an earlier iteration. The design has since shifted. • Some residents — especially in Queenswood Heights — expressed concerns about views, bulk, slope, and traffic. • The project is still subject to rezoning, Official Plan Amendment, and city review #Orleans #Orléans #orléansontario #orleansrealestate #orleanscommunity #orleansdevelopment

Ottawa and Orléans is re-shaping its future around the idea of “15-minute neighbourhoods”. Communities where everything you need is just a short walk or bike away. Smarter growth, stronger connections, and better living. 🌿 Ottawa’s draft/new Official Plan describes “15-minute neighbourhoods” as “compact, well-connected places with a clustering of a diverse mix of land-uses; this includes a range of housing types, shops, services, local access to food, schools and day care facilities, employment, greenspaces, parks and pathways.” Imagine living in a community where everything you need; groceries, schools, parks, cafés, gyms, and even your job, is just a short walk or bike ride away. That’s the power of the 15-minute neighbourhood concept. These communities are built for convenience, connection, and quality of life. They bring destinations closer together so residents can meet their daily or weekly needs without relying on a car. A true 15-minute neighbourhood is: 🏡 Compact – Everything you need is within walking distance. 🛍️ Diverse – A mix of housing, shops, services, schools, and green spaces. 🚶 Well-Connected – Safe, enjoyable pathways and streets that encourage walking and biking. 🌳 Sustainable – Reducing traffic, supporting local businesses, and fostering a stronger sense of community. In short, it’s about living smarter, not farther — creating neighbourhoods that feel like home in every sense. #Orleans #Orléans #orléansontario #orleansrealestate #orleanscommunity
