Out here, the land does most of the talking. The architecture just needed to listen.
Armendaris Ranch is part of the remarkable network of landscapes stewarded by Ted Turner, where conservation, scale, and place shape everything.

Isaac Maxwell Metals has been handcrafting punched copper, tin, and bronze lighting for generations, an art passed down from Isaac Maxwell to Gregorio “Goyo” Rebollar and now continued by the Rebollar family. Their intricately patterned luminarias cast soft, dappled light through thousands of unique perforations, creating a rare, atmospheric glow.
Originally rooted in 19th century Mexican tradition, these pieces became a signature element in the architecture of O’Neil Ford and Ford, Powell & Carson, found in homes, porches, and public spaces across Texas - from the Riverwalk to the Tower of the Americas. More than fixtures, they’re heirlooms of light and legacy.

Once a 1930s dairy barn on the banks of the Guadalupe River, this Hill Country retreat has been thoughtfully transformed by FPC into a light-filled guest haven.
The renovation honors the barn’s original simplicity - retaining its narrow footprint, exposed rafters, and historic plaster - while introducing new comforts like a full kitchen, glazed gable ends, and a herringbone brick floor. Natural light fills the space throughout the day, framing 360° views of the surrounding landscape and blending past with present in every detail.

Tucked into a quiet New Braunfels neighborhood, this single-story ranch had slowly lost its charm through years of piecemeal updates. We set out to bring clarity and comfort back, opening up the layout, creating a proper dining nook filled with light, and reimagining the kitchen as the true heart of the home.
A new hallway now connects the screened porch, kitchen, and primary suite and even makes space for a quiet moment: a small nook for reading, homework, or simply slowing down. Around the corner, a bold powder bath adds a playful contrast to the home’s otherwise calm palette.
Rooted in its ranch-style origins, the house now feels cohesive, connected, and ready for the rhythms of modern family life.
