Had a lot of fun letting the existing house lead the way, reproducing trim details and finishes, doors and a new staircase to the newly finished 4th fl. Very grateful to have been a part of this beautiful project.

We are excited to share photos from our Spring Garden project, completed this previous spring. This full-house select renovation of an 1856 corner property took a light but thorough hand, reclaiming it from a chopped-up multi-unit back to a single family residence. The project included substantial structural work, relocation of bathrooms and kitchen, and new mechanical systems and windows, and yet leaned on precedent details and antique lighting fixtures to produce a space that feels like it was always there.
A huge thanks to the fabulous clients, the incredibly talented Trade Architects, an extraordinary group of subcontractors, and the in-house team at Hivemind.

It took 9 months, to the day, from first boots on site to the clients moving in. Still a decent punchlist in front of us, but not too bad for a 5000+ sq ft full gut renovation. Cheers to the homeowners, hope you enjoyed your first snow day in your new home. Sharing some initial phone pics that we took as site protection came up last week! More coming soon.

When a neighboring space opened in the building she was already working out of, our client, an incredibly talented and accomplished ceramicist, jumped on it to transform into her dream studio. Formerly a sushi restaurant, the first floor and basement saw a dramatic facelift, with the only remnant of the former space being a long window bench, now a shelf for displaying work.

The Rittenhouse Square Guardhouse is a replica of one of the hundred-plus guardhouses that were once spread throughout Fairmount Park. These guardhouses were used by the Fairmount Park Guards, who oversaw the park until merging with the Philadelphia Police in 1972.
This replica was modeled after a specific guardhouse that once stood at the former entrance to Fairmount Park. Designed by local firm Campbell-Thomas Architects but fabricated in England, it was shipped to Philadelphia in pieces to be assembled at the squareâs center. Now more than thirty years old, the building was suffering from rot, broken and missing pieces, and improperly pitched surfaces.
It was an incredible honor to be asked by the @friendsofrittenhouse to lead the restoration and to be able to contribute to the history of such an iconic structure.

Weâve talked jenga in the past but I think this Old City renovation brought us to the next level. Existing was a hard-to-navigate kitchen and awkward living room. We removed nearly 50% of the first floor masonry walls, all while barely disturbing the upper floors, and infilled the alley to create an open space for cooking, hosting, and enjoying the rear patio. The natural light from the four large skylights bring shadowy (not shady!) drama to the kitchen all day.Â

When some of our favorite past clients reached out for round two, we were excited to connect them with some of our favorite architects, just a couple blocks away. We knew theyâd come up with something really fun. And they did not disappoint. Removing an old butler staircase and rearranging the first floor layout, the kitchen was opened up and an existing arch profile was recreated between it and the dining room. Featuring curvy millwork, a moody dry bar, and hidden doors, this project packed a lot of punch into a small footprint.

We turned 6 today! The earliest discussions around forming the co-op started multiple years before incorporation, but six years ago today was our official launch. Hivemind of 2019 would have been in shock if we had a glimpse at what Hivemind of 2025 was going to look like. Before we know it weâll be celebrating a decade together.
