What would better living look like for you?
Is it feeling warmer, healthier and more comfortable? Or maybe having spaces tailor-made to you and your family?
Or, possibly a bit of both…
We specialise in creative, sustainable residential architecture.
Taking inspiration from the mess and joy of everday life, we design homes for living and that delight every day.
Stop looking for the cheapest architect quote.
In construction, the cheapest drawings usually lead to the most expensive builds.
If you’re planning a project, you should know that using a cheap architect who simply gives you what you think you need is likely to cost you more overall.
A high-quality architect may have a higher initial fee, but they will save you more over the course of your project and save you significant stress if things go wrong.

Architects’ fees for a refurbishment, extension or new build project can vary significantly.

When you’re looking at making a significant investment in your home, it’s tempting to choose the architect with lower fees to keep your costs down.
But when, in your experience, has cheapest been best?
Have you considered that investing in the best architect for your project will save you money on the rest of your project?
In construction, the lowest priced ‘drawings’ can often lead to more expensive builds.

Blending the old with the new to create a contemporary family home, we worked with Dave and Lucy to sensitively renovate and extend their three-bedroom detached bungalow. The result is an expansive family space featuring striking modern extensions.

If you've bought the "ugly duckling" on the street and want to transform your home, then comment 'swan' on this post and let's start a conversation.
When the home you love starts to feel like a burden.
Sarah’s story in this news article is one we see often at HEM Architects.
She represents many homeowners who find themselves in a tricky position: the house that was once perfect, now feels too big.
Like Sarah, perhaps your children have moved out, or a partner has passed away, leaving you with unloved rooms and an unwieldy garden.
It’s common to end up living in just a few rooms, leaving the rest of the house unheated and unused.
You want to downsize, but you need to get the full value of your current home to fund your next chapter. In today’s market, that isn’t always easy.
Here is how HEM Architects helps people like Sarah (and you):
Build in your own backyard: If you have the right plot, build your ideal 'downsized' home in your garden and sell the larger house.
Unlock land value: Secure planning permission for a new home on your plot and sell the site for £150,000+.
Maximise sale potential: Get planning permission for a wow renovation or extension to show potential buyers the home’s full possibilities can add value.
Retrofit for the future: If you do move to a smaller home, we can lead a retrofit renovation to ensure it is comfortable, low-energy, and low-maintenance.

Creating a spacious and sustainable forever home in Doncaster
We are working with Kay and Chris to transform a 1920s property in rural Doncaster that's the definition of a home that needs modernising.
They bought this house as a project as it's in a beautiful location with lots of space and good access to road links. But currently, it's uninhabitable without basic central heating and poor electrics.
So the aim is to create a bright, spacious forever home that works for their family.
We're planning a large modern rear extension to create the spacious home their looking for and significant modernisation.
They're looking for a large, sociable kitchen and dining area alongside a new master suite complete with a Juliette balcony.
Because the property is located in the Green Belt, we recently received a certificate of lawful development as a fall-back approach to help navigate planning restrictions and secure a larger extension than typical rules allow.
We're also focusing heavily on improving the comfort and sustainability of the home. By upgrading the insulation, improving draught-proofing, and installing an air source heat pump, we’re turning a cold house into a cozy, energy efficient home.
Since the house has been empty for over two years, the project qualifies for a reduced 5% VAT rate, helping Kay and Chris’s budget go much further.
The house will be totally transformed so we're working with a construction budget of £440,000 and HEM Architects fees are around £16,000 for RIBA Stages 1 - 4.

From cramped and cold living spaces to a spacious and warm sanctuary.
James and Holly’s home in Hunters Bar has been transformed from a house that felt too small for their family into a much brighter, more practical family home.
By upgrading the insulation and draught-proofing, we’ve also made the home as cozy as it is beautiful.
The new heart of the house is the rear extension, featuring a lovely new kitchen and dining area that’s perfect for family get-togethers and opens right up to the garden.
We improved the insulation to ensure there are no more draughts and added a utility room to tuck away the daily clutter.
The design also provides a significant boost in natural light and creates a much better connection to the outdoors.
It’s a great example of how a well-designed extension and a retrofit can work together to transform a home.
