Do you see what I see? 🤩 We love the finished spaces. But even more than that we love the process of transformation. Welcome to OG Phat, one of our current adaptive reuse projects. Those floors you see are original fir and oak floors. Going to be sooo gorgeous! This is a funky space at 68th and Sandy. The apartment up top has 3 triangular bedrooms, a triangular living room and a hella tight rooftop porch! There is a 40 year Vietnamese grocer who will have a brand new space at a still affordable rent. (We 💜 them so much!) And next door to the grocer, we currently are slated to have a taproom. Our little gem of a project now has brand new Solar Panels! Jolene's First Cousin is located in Southeast Portland. One quarter of the building provides housing for 11 formerly homeless people via a master lease with a service provider who supports the tenants. The other 3 quarters of the building are lovely market rate apartments and cute market rate retail, allowing the project to nestle in to the homey neighborhood in a way that works really well. The residents are really happy there, the retail tenants love it, and the neighborhood is our biggest fan! The solar panels will provide energy for the quarter of the building that houses formerly homeless folks. We want to build more Jolene's Cousins in Portland. In fact, we have another one that is shovel-ready! We are offering a 5-year hold period, and very attractive terms on a risk adjusted basis. Let's get real for a minute. As real estate developers, we know our industry leads to gentrification. Making cool, hip spots that are pricier than their predecessors often leads to displacement - both of neighborhood residents and neighborhood small businesses. That is why we built Rocket Empire Machine... Rocket Empire Machine is a little gem of a Guerrilla project located in Portland, OR at NE 70th and Glisan, a quickly developing neighborhood. Built in 2020, Rocket Empire Machine is now home to five fantastic food and beverage businesses - and we sure are proud to say it is 60% BIPOC owned and 60% woman-owned. The cute-as-heck micro-restaurant pod features counter-service establishments, indoor and outdoor common dining areas, and a warm congenial ambiance that enlivens the streetscape and makes Glisan feel homey. When we were dreaming up REM, one of our driving principles was to find a way to prevent displacement of existing small businesses in the neighborhood, while developing it. We knew that not just residents who are commonly displaced during gentrification, but also small businesses or “native retailers”. In response to rising commercial rents, the churches and cafes frequented and operated by historic demographics frequently struggle and may end up closing - the collateral damage is subtle but insidious. The dwindling of services owned by and directed toward native populations begs the questions: Where do we conduct our business? Where do we gather with one another outside of our homes? Is this still our place …? ... However, there is a sliver of hope! Qualitative research shows that IF a small business can survive the first three years of gentrification of a neighborhood, at that point, the small business will benefit from the new nearby residents that can patronize their business. We got to work and developed proforma – we would provide one of the 5 retail spaces to a displaced small business at a significantly discounted rent for 3 years. The other four spaces would be typical Guerrilla-style food spaces. We found the project penciled, so we got to work -the beneficiary restaurant is the Alleamin African Kitchen!

It was so fun to see so many people come out to our open house at our newest project, the C-Channel Lofts at 1515 NE Rosa Parks in Portland, Oregon. We love these apartments because of the large windows, warm wood finishes, and the interior courtyard that all tenants will use to exit and enter their abodes. Soon we will find the perfect ground floor retail tenant, ideally a tap room or bar that will enliven the streetscape of this burgeoning intersection. The Old Oregon Theater....
