Charleston’s skyline is evolving, and the players behind the scenes are getting more sophisticated. We recently went on-site to capture the new East Coast hub for GreenbergFarrow at 22 WestEdge. The space is every bit as forward-thinking as the firm itself. If you aren't familiar with GreenbergFarrow, they are a global powerhouse in architecture, engineering, and development services. While many firms focus on just one piece of the puzzle, GF is unique for their fully integrated approach. They take massive mixed-use and retail projects from initial land development and civil engineering all the way through to high-end interior design, including many projects within Charleston County. Their move into WestEdge puts them right at the heart of Charleston’s "Discovery District." It’s a strategic play that reflects exactly where our city is headed: a blend of technical innovation and world-class design. Completed last year and recently captured, this rental neighborhood in Fort Mill, South Carolina brings together a mix of residences, open green space, and shared amenities designed to support everyday community living. Spanning nearly 39 acres, the community includes 261 residential units consisting of garden-style apartments, townhomes with garages, and standalone cottages. GF provided architectural services for the project, developed by Northwood Ravin.

As we approach the anniversary of this stunning Bronx project, we went back to capture it in motion, and it looks just as impressive today as it did when it was completed. Located in the South Bronx, this transit-oriented development was designed to make city living feel connected, convenient, and elevated. GF helped bring the client’s vision to life by maximizing the building’s potential with 448 apartments, the maximum permitted by code, while creating thoughtfully organized amenity spaces for entertainment, wellness, and everyday living. Co-working lounges, game and movie rooms, courtyard gardens, an indoor pool, sauna, fitness studios, squash court, basketball court, rooftop spaces, bike parking, EV charging, dog runs, playground areas, and more — this project was built to support the way residents live, move, gather, and recharge. Meet Madison Oaks - a development that reflects a carefully designed transformation of space to meet today’s residential needs. Through thoughtful interior design, this project reimagines former retail space into a 240-unit multifamily community designed for modern living, creating places to gather, connect, and feel at home. Construction is moving quickly on the Vietnam Veterans’ Memorial in Myrtle Beach, and the vision is starting to come to life. Just three months in, concrete has been poured, seating walls are in place, and the space is beginning to take shape. Soon, each seating block will feature military branch seals, while the memorial wall will tell its story through bronze inscriptions and a mural backdrop. Main construction is expected to wrap by late spring, with sculptural elements arriving this fall. A memorable few days for our GF Design Group team at the 2026 Shanghai International Architecture Festival. James Lew from our Singapore office had the honor to present and attend this year’s event, organized by Shanghai Sino Expo Informa, and to share his thoughts on how architecture can respond to the challenges of urban regeneration across different regions of the world. Urban regeneration is no longer just about renewal of buildings alone. It is about experience, continuity, identity, and long-term value. This week, we’re sharing one of our all-time favorite New York projects. Set in the heart of DUMBO, 205 Water Street reimagined the neighborhood’s industrial past through a contemporary lens. Designed by GF for Toll Brothers, the project brings together architecture and interiors in a cohesive vision that feels both grounded and refined. Drawing inspiration from the area’s historic warehouses, the building pairs poured-in-place concrete and corten steel with the warmth of walnut creating spaces that feel textured, authentic, and inviting. Each material was carefully chosen to echo the character of the neighborhood while elevating it for modern living. The 67 luxury condominiums are thoughtfully oriented around an amenity terrace, where lush green space meets concrete pavers, offering residents a quiet retreat within the city. This balance between urban edge and natural calm defines the experience of living at 205 Water Street. Recognized with the Brooklyn Building Award in 2013 and achieving LEED Gold certification, the project reflects a design approach that is both contextually rooted and forward-thinking. #GFDesign

A closer look at the details behind the Mankiewicz Charleston expansion. Throughout the canteen and shared spaces, material choices help shape the experience of the environment. Textured tile, warm wood, sculptural lighting, and clean metal elements create layers of contrast and warmth, while custom finishes like the blue terrazzo counters and tabby-inspired flooring connect the space to Charleston’s local character. It’s these smaller design moments that help define the atmosphere of the space. #GFDesign
