The former Randwick Substation is treated as an architectural catalyst, shaping the design response from the outset. Contemporary additions are clearly expressed yet respectful, carefully shaped to preserve the building’s prominence within its low density residential context.
Through considered massing, selective subtractions, and legible insertions, the concept explores how an industrial landmark can be adapted into character rich homes while retaining and celebrating its heritage narrative.

The sensitive adaptive reuse of the former Randwick electricity substation, explores how a State listed heritage building can be carefully transformed into residential use while remaining the organising element of the site. New residential form is shaped around the existing structure, respecting its scale, materiality, and civic presence within the neighbourhood.
Developed as a concept design in collaboration with @Urbis ’ heritage, planning and urban design teams, @ttwengineers and for Ausgrid, the project demonstrates how heritage conservation and contemporary housing can work together to deliver sensitive, context driven outcomes.

Frankie responds directly to context, climate, and community.
Most rooms are oriented north to capture daylight, gardens, and long views to the Parramatta River, Sydney Harbour, and the Blue Mountains.
A quiet, protective southern façade shields the building from Parramatta Road, while life is turned inward to shared spaces and landscape. A recycled brick podium grounds the project in its context, complemented by coloured proprietary panels that bring rhythm, durability, and cohesion.
At the rear, a landscaped park forms a social heart, supporting outdoor exercise, gatherings, and everyday moments of connection.
