Some notes on laundries, since construction costs are climbing and this is an area people are looking at hardest. We are specifying more laminate benchtops in laundries lately, and they can absolutely still look beautiful. A few things to know if you are heading that way. The mixer cannot come out of a laminate top - it needs to be a taphole mixer mounted through the sink itself, or possibly wall mounted. The edge profile of your benchtop matters more than people expect. We almost always recommend a tight-form top in laundries - it's an upgrade on the standard square edge, but a worthwhile one. The difference between something that looks like a budget call and something that looks like a design decision. A quiet swap worth knowing about: timber laminate often reads more honestly than stone-look laminate. A warm timber against white joinery feels deliberate. Stone-look in a laundry can fight the real stone elsewhere in the house. A few other details from this one. The pull-out folding tray between the stacked washer and dryer - small move, daily payoff, no extra footprint. The open feature shelf above instead of overhead cupboards - that space is rarely useful for storage anyway, and leaving it open keeps the room from feeling closed in. We usually also recommend a hanging rail in this zone for drip-drying and shirts straight off the line. This one didn't include one, but it's worth asking your designer about. And plain laminate cupboards can still look beautiful - the right feature handle is what lifts them. You can build a laundry that handles the everyday and looks the part without specifying luxury finishes. Powerpoints are one of the smallest line items in a build and one of the easiest to get wrong. The Christmas tree with the cord running under the rug. The bedside lamp on the wrong side. The kettle two inches too far from the only available point. None of it had to happen. Plan every powerpoint on the drawings before a wall goes up. Not where the wall happened to be empty. This one came together around balance and luxury - moodier finishes, dramatic moments, but always with somewhere softer to land. The kitchen carries the weight. A marble waterfall island against deep timber joinery, the Miele appliance bank tucked behind matching cabinetry so the wall reads as one continuous surface. The entry holds the same tone. Vertical timber battens, a dark pivot door, and a prayer bench set into the wall with twin sconces — a quiet moment before the rest of the house opens up. Linen sheers in every main room, layered with blockout behind. Light during the day, dark when you need it. The bathrooms are where the house exhales. Soft stone-look tile, a strip of warm LED in the niche, brushed gunmetal tapware. Calmer rooms by design, deliberately quieter than the spaces around them. The JDF Residence, one room at a time. The kitchen anchors the whole house. A marble waterfall island that does the heavy visual work, warm timber joinery to soften it, and lighting layered enough that the room shifts between morning coffee and dinner with friends without touching a dimmer. The ensuite is the counterweight. Deep green tile, brushed brass, low light. A room designed to be used at the end of a long day, not photographed in full sun. The powder room is where we let the colour do the talking. A rich, saturated red with real depth to it. Small rooms can take a bigger swing than people think. Every space has its own character. None of them feel like they belong to a different house. That is the part clients trust us to get right. A walk-in pantry earns its space when it does more than store food. The heavy appliances live under the bench, ready to lift straight up rather than down from a top shelf. The lunchboxes have their own spot, so the morning routine isn't a cupboard excavation. And there is a tall cupboard or shelves for the actual food - the thing most people forget when they plan a pantry full of bench and drawers and then realise the cans and cereal still need somewhere to go. The brief for this kitchen was classic and white. What came after that was all about how this family actually cooks. Our clients love being in the kitchen, so every decision was made with that in mind. Smartstones porcelain benchtop was chosen for durability over beauty, though the Bellini Bianco delivers both, and they haven't stopped raving about it. Their biggest frustration in the old kitchen was nowhere to put things while cooking. We proposed a ledge behind the cooktop to keep the olive oil, salt, and everything else within reach but off the bench. A small detail that changes how the whole space feels to use. Redesigning the layout allowed us to introduce a walk-in pantry, so daily appliances finally have a home out of sight. And the Turner Hastings double sink was an easy choice. Incredible warranty, and effortless to keep clean. Classic doesn't have to mean compromised. The tile is rarely the problem. It's everything around it.
