Back at the same house where we just hosted A Taste of New England… Ed started bringing up what’s now become the infamous “pizza story.” About 4–5 years ago, I cold-called this same client and they answered with: “Joe’s Pizza.” Without missing a beat, I said, “Perfect — I’d like to order a pepperoni pizza.” He started laughing, we talked, and I thought I had something going… until he stopped responding. So I tracked down where he worked and showed up with an actual pepperoni pizza. A few days later, his wife called and said she wanted to meet Ed and me. We walked into that meeting and signed a $5M listing on the spot. Since then, we’ve done 7 transactions together — but more importantly, built a real relationship. Fast forward to last week: 150+ people attended our event in just one week of promotion. Earned media coverage. Neighbors connecting. A home full of energy. And it all happened at the same house where that relationship first started. That’s what this business is really about. Creativity gets attention. Consistency builds trust. Most listings get an open house. We wanted this one to feel like a cultural moment. 2976 Via Alvarado feels like Nantucket dropped onto the California coast—so instead of marketing it conventionally, we built an experience around the home itself. In just one week we brought together: • 150+ guests • Earned media coverage through Our South Bay • Print placements in Beach Reporter + Palos Verdes Peninsula News • Thousands reached online All centered around one idea: if a home is truly special, market it in a way people won’t forget. So we hosted A Taste of New England—a private clambake inspired by the architecture, the setting, and the story behind the property. Watching neighbors meet each other, buyers explore the home, and people genuinely enjoy the experience reminded me that real estate can be far more creative than people expect. And on a personal note— This was one of the first real examples of what Ed Kaminsky and I are building together. Different generations. Different perspectives. Sitting in my editing chair putting this together, one thought kept coming back to me: this is what KRG actually feels like — not the numbers or the production, but all of the beauty between. Jackie Tan being celebrated for Rookie of the Year. Ed smiling as he tells her she beat his first-year numbers. Those Tuesday meetings and the honest accountability here. Where stinging truth is prioritized over a false peace. It’s just the natural extension of what it looks like when people care for one another. Brett Maginn and Kim Ketterman knocking on hundreds of doors all across the South Bay. Maria De Caprio showing up in the middle of Christmas break to sort out escrows and client needs. Justin Dunham pacing back and forth in the back alley on endless phone calls, probably walking the distance of multiple marathons while putting out fires and supporting the agents. Antonio Merlos up at 4 a.m. filming his day-in-the-life — a 20-year-old surrounded by people over a decade older, leading with ambition, bravery, and excitement instead of fear. Callum Schelly dropping one-liners that bring smiles and lift the whole office every single day. Michael Yap always stepping up to help — covering shifts, moving stuff, whatever needs doing. I didn’t have to search hard for these clips — honestly there were too many to choose from. There’s a leadership here that wants you to outgrow it.
