Mandegar Residential Complex - Semnan • Area: 32,000 m² • Built-up Area: 1,530 m² of landscaping • Client: Ali Monavari, Faramarz Ghadari & Alireza Barghi • Location: Semnan, Iran • Type: Residential • Status: Design Completed • Design team: Arash Mozafari, Maryam Yeganeh, Amirhossein Saeidi, Laleh Sahandi, Atoosa Shahbazi, Ali Nikkholgh, Mahan Fadaei, Hossein Amery, Mahdi Minaei, Saba Asiaban, Amin Ahadi, Kimiya Mahyarifard, Soudabeh Sharifi • Visualization: Mahdi Minaei, Negar Diba, Soudabeh Sharifi, Zahra Akbari, Parisa Shiri @ebaoffice @arashmozafariofficial The design of the Mandegar Residential Complex aligns with the urban fabric of District 3 in Semnan, using a repetition of modular units to create a regular geometry. This configuration ensures that all residents have access to shared open spaces, turning the entire site into an integrated circulation system. The modular units are strategically placed to maximize natural daylight exposure, with site orientation, access routes (both pedestrian and vehicular), and zoning regulations significantly influencing the design. One of the primary challenges is to balance architectural uniqueness and functionality while addressing technical constraints and building codes. The site’s geometry, light exposure, and environmental factors like prevailing winds and shading played a key role in determining the placement and orientation of the buildings. A network was initially derived from the site based on existing urban patterns, access points, views, and optimal climatic conditions. This network ultimately guided the layout of the structures. The interior layout of each unit is based on a clear division between public and private zones. Living rooms, kitchens, and terraces belong to the public realm, while bedrooms and bathrooms are considered private. These spatial divisions reflect the cultural norms and lifestyle of Iranian families, ensuring privacy and functional living arrangements within each unit. #eba_office #arashmozafari #Under_Construction #architecturalcompetition #experimental_branch_of_architecture #EBA #dezeen #design_taste #designboom #designwanted #archonly #architecture_hunte

Tejarat Bank New Headquarters • Built-up Area: 35,000 m² • Clients: Tejarat Bank • Location: Tehran, Iran • Type: Office Headquarter • Design team: Arash Mozafari, Shirin Haddadian, Milad Salehi Vasegh, Babak Rashedi, Mahdie Yazdankhah, Sara Behtash, Aria Ebadi, Rashin Hosseini, Gelare Taherian, Samin Ziari, Mahnavaz Rahimi, Narges Shahmoradi @ebaoffice @arashmozafariofficial @vaal.studio • Visualization: @shiri_visual , Negar Diba, Soudabeh Sharifi, Zahra Akbari, Parisa Shiri • Structure: @davoodzareisc • Mechanical & Electrical: Azmayesh Consulting Engineers • Feasibility Study: Siavash Ghabrai, Erfan Aghdasi • Fire Consultant: @imen.j.h.p • Model: @blazermaket The Tejarat Bank Central Office Building is designed as a modern, efficient financial and administrative hub that harmonizes with its urban surroundings. The project focuses on strengthening both internal functionality and external interaction through thoughtful integration with the site. The design began with an analysis of the site’s geometry, resulting in spatial adaptations that align the building with the existing urban context. A prominent feature is the public plaza at the front, an open, inviting space that encourages social engagement and enhances the building’s urban presence. This plaza serves as a shared outdoor area for both staff and visitors. Architecturally, the building incorporates sloped, reflective surfaces and green zones at lower levels to establish a visual and spatial connection with nature. These elements contribute to a dynamic, aesthetically appealing form that interacts fluidly with its context. Structurally, the building combines robust framing with transparent and solid volumes, creating a balance between stability and openness. The glass façade allows ample natural light and fosters visual links with the city, supporting a comfortable, user-focused environment. In essence, the Tejarat Bank Headquarters merges architectural form, performance, and urban sensitivity, standing as both a functional office complex and a vital, identity-enhancing element within the city fabric.

Kelachay Residential Complex • Area: 17,500 m² • Built-up Area: 5000 m² of landscaping • Client: Shomal Housing Investment Company • Location: Gilan, Iran • Type: Residential • Status: Design Completed • Head architect: Arash Mozafari & Babak Rashedi • Design team: Laleh Sahandi, Parisa Shiri, Negar Diba, Masoumeh Mozafarian, Zahra Akbari, Siamak Zolfaghari, Soudabeh Sharifi, Kimiya Mahyarifard @ebaoffice @arashmozafarioffi The Kelachay Residential Complex is located in Rudsar County, near the Caspian Sea, where urban life blends seamlessly with nature. The design of the project was driven by the goal to create a human-centered, contemporary living environment that not only meets the daily needs of its residents but also connects meaningfully with its surrounding context. The site began as an empty plot in the heart of the city, awaiting transformation. Initially, a simple mass was introduced, which then evolved to better respond to functional needs and the surrounding urban and natural environment. The project considered the existing vegetation and proximity to the sea, encouraging a deeper connection with its surroundings. A central courtyard was carved out of the mass, becoming the heart of the complex. This open space provides natural light, ventilation, and encourages social interaction. It plays a key role in enhancing the spatial quality and fostering a sense of community within the complex. As the design progressed, the rigid form softened to align with the urban grid. Residential units were strategically placed to allow both internal and external views, creating in-between spaces that improve livability. The massing was divided into vertical volumes, transforming the project into a series of interconnected residential blocks that maintain a shared identity while offering spatial independence. Sustainable elements such as solar panels and green roofs were incorporated to ensure the project’s environmental responsiveness and sustainability for the future. The Kelachay Residential Complex represents a reimagining of contemporary housing, balancing simplicity, function, and environmental sensitivity, resulting in a vibrant and sustainable urban space.
