There seems to be opportunity for a more design-forward approach in Chicago real estate market. Historically, we find that new developments and renovations focus on delivering very universal properties with the approach of a blank-slate vs character-filled homes. Personality has long been seen as a risk, but we’re finding that buyers are ready for a bit more these days.
For this project, we partnered with a local developer who shares that mindset. This is an approved concept for a new construction condo in Ukrainian Village. The palette stays neutral, but we introduced playful tile, stronger geometry, and a bit more attitude to give the space identity.
The target sale price naturally guides material, fixture selections and millwork complexity, which we see as a welcome challenge rather than a limitation.
Excited to offer something more thoughtful to local buyers. The unit is set to hit the market in 2026.

In high-rise renovations like this one, the options of reconfiguring the layout are more limited compared to new construction or single family houses. The toilet stack and drains needed to remain in place, or in a close proximity to the original locations. We viewed these constraints as a catalyst for creativity.This means we pour all energy into the fixtures and finishes for a truly dramatic transformation. This Streeterville renovation celebrates the clients’ passions of modern design and expressive natural stone through intentionally restrained millwork that highlights bold stone surfaces, and eclectic decorative elements collected over time.
Designed for a pair of empty nesters with homes across the country, this Chicago pied-à-terre was envisioned as an intimate retreat above the city.

Two things are true about the entry shown here:
🔘 We intentionally “compressed” the experience on arrival, then “released” it as you turn past the partition into the expansive main space.
🔘 We used color blocking to immediately engage your senses as the first introduction to the barn interior.
The custom terracotta partition is not just a practical separation of interior flow, it’s also a cool focal point.

When we designed the Barn project, one thing was clear: the communal living space needed height and playfulness, while the bedrooms should feel intimate and pared back. We positioned the building so the morning light pours into the bedrooms - a blissful way to wake up. As the day moves on, sunset washes over the main volume of the barn, filling the living space with golden, cinematic light. Here’s a glimpse of one of the two guest rooms in the morning.
