The name ZZZ comes from the feature balcony structure - continuous metal sheets that fold into sunshades and privacy screens, taking the form of a Z-shaped ribbon draping down the simple white metal cladding.
The triangulated gesture follows the acute angle of the site at the street intersection, creating a dynamic light and shadow play on the facade while neatly fitting into the irregular site shape.
The ZZZ Building - 6-storey Secured Rental Apartment TOA Rezoning is up on Vancouver's Shape Your City.
Under the TOA policies, two of single-family house lots are combined to achieve FSR 3.0 to deliver the much needed rental housing.

Sometimes our favourite facade is the side elevation, where the new addition meets the existing character house, and where the materials transition.
