Working with @craftbauer@dialdominic and @samuelvaden - Iāve started a monthly small-group Community Mastermind meeting for Central Valley professionals, where we discuss different aspects of real estate and business in general. It is a round table style collaborative group designed to allow everyone the chance to share and to learn from each other.

San Diego Market Update ā April 2026
The big picture: Single family homes are now averaging $1,095,000 (up 4.3% from last year), while condos sit at $600,000 (down a touch at -1.6%). Homes are going from listed to sold in an average of just 14 days.
If you're thinking about SELLING:
This is your market. Inventory is down 21.5% year over year, meaning buyers have fewer options to choose from ā and that's pushing prices up on single family homes. With only 2.8 months of inventory, well-priced homes are moving fast. Pending sales are up 8.9%, so demand is clearly there. Translation: if you've been waiting for the "right time," this is one of the strongest seller setups we've seen.
If you're thinking about BUYING:
Yes, it's competitive ā but there's good news too. Homes are sitting on the market slightly longer than last year (14 days vs 12), which gives you a little more breathing room to make decisions. Condos are actually down 1.6% in price, making them a real opportunity if you're open to that lifestyle. The key right now is being ready: pre-approved, clear on your must-haves, and working with someone who knows the neighborhoods inside and out.
Bottom line: Low inventory + steady demand = a market that rewards preparation on both sides. Whether you're listing or shopping, the strategy matters more than ever.
