Dubai vs UK property… what is the real difference?
If a market can double, it can also drop 30-40%. That is the reality with higher growth markets like Dubai. There is opportunity, but there is also volatility.
The UK is different.
You typically do not see those same extreme swings.

Farm to fork at Westwood.
People ask why I am so passionate about this… simple - my five reasons are my five children.
What we put into our bodies matters. And when you really start looking at what is in most supermarket food, it is full of added extras we do not need.
That is what pushed me to think differently.

Why have we opened an office in Dubai?
Because that is where our clients are going.
At Flambard Williams, we are seeing more people relocating to the UAE, driven by tax efficiency, lifestyle changes and a shifting business environment in the UK. But here is the key thing - just because they move, it does not mean they stop investing in the UK. In fact, many still want stable, long term investments here.
So we made a decision: be closer to our clients. We now have a growing team on the ground in Dubai, because when people are investing significant amounts, they want to sit across the table from someone they trust - not just deal with a voice on the phone in another country.
This is about accessibility, trust and being where the opportunity is.

Why are overseas investors - especially from the UAE - coming back into the UK market? At Flambard Williams, we are seeing a clear shift.
Back in 2016, we saw strong levels of investment from the UAE into the UK. That later moved towards other regions such as Nigeria. Now? The UAE is back.
There are two key drivers: 1. Diversification
Many UAE-based investors are looking to move some of their capital out of the region, even if they continue living there. The UK offers stability, transparency and long term security. 2. Foreign exchange advantage
The AED is pegged to the US dollar, and with current exchange rates, investors are benefiting from transferring funds into a weaker pound - giving them more buying power.
Smart investors follow opportunity. Right now, the UK is back on the radar.

Part 2: Why Chris decided not to move to Dubai.
In the first reel, our broker Fatimah asked our MD Christopher Whetstone whether he had ever considered relocating to Dubai. The reality is - he did.
But when it came down to making the decision, family played the biggest role.
At the time he purchased Westwood, his Nan was still alive and being close to her, spending time together and raising the kids around family meant more than relocating abroad.
Dubai is still a fantastic place to invest, and that has not changed. But when it came to choosing where to live, Chris chose Westwood.
Sometimes the most important decisions are not just about business.
