Back at our South End brownstone renovation, where thoughtful design and functionality go hand in hand. In historic renovations, every square inch matters. While updating the mechanical systems in this residence, we wanted to incorporate a tankless water heater without compromising the integrity or flow of the space. By utilizing an area hidden behind the original pocket doors, we were able to create a concealed utility closet that seamlessly integrates into the home. The result is a clean, efficient solution that preserves valuable living space while modernizing the home’s infrastructure. Newbury Street, elevated. Out on the front balcony of our penthouse project the panoramic views of Boston that speak for themselves. We’re opening this space up with brand new, taller sliding glass doors, bringing in an incredible amount of natural light and completely transforming the feel of the unit. On the exterior, the full facade is coming down. In its place, we’re reimagining a timeless Newbury Street presence with a custom copper facade. Classic, refined, and built to last. Our Site Supervisor, Kevin, breaks down a key structural component: a custom flitch beam using triple 12” LVLs with 1/4” steel plates. Between the kitchen and living room, we preserved and restored the original pocket doors dating back to the mid–late 1800s bringing them forward into a completely reimagined space. – Original doors carefully disassembled, restored, and reinstalled – New Emtek hardware system for smooth, modern operation – Doors refinished, sanded, and stained black with updated glazing – Existing floor track removed for a cleaner, more seamless transition – Hardwood flooring carried continuously through the space What once was… now functions better than ever. This is the balance we strive for. Honoring history while refining how a home lives today. And yes… these 1800s doors operate flawlessly. At this South End brownstone, the kitchen was completely reimagined opening up the space and introducing a level of materiality that feels both elevated and intentional. – Custom millwork in collaboration with Metropolitan Cabinets – Micro shaker cabinetry for a refined, timeless profile – Mont Tremblant quartzite bringing natural movement and depth – Venetian plaster hood creating a soft, sculptural focal point – A new 10’ slider replacing two existing windows framing light and connection to the outdoors – Structural steel beam added to make it all possible – Direct access to a newly built balcony off the kitchen The result is a space that feels open, layered, and incredibly functional while still respecting the integrity of the original brownstone.
