While we only saw a few closings in Orleans during January and February, Chatham actually showed 15 sold listings at all price points and notably mostly in category >$1m.
Similarly most of the 11 new listings were listed over >$2m of which 3 are already under contract.

Well, that was quite the week for all of us on the Cape. I truly hope that everyone is safe and sound and has their power back!
The real estate market has been traditionally fairly quiet in January and February and the storms certainly didn’t help. So I combined both months in my update.
In Orleans we saw only 6 closings but 13 new listings of which 6 are already under contract. We are all hoping for the spring market to start sooner than later.
Nature 💨was not kind to us this week but at least we get to witness gorgeous sunsets this winter. 🌅

DO YOU FEEL THE SAME?
I always get so excited for the first snow each winter. Especially on the Cape it is (at least it used to be) so rare to get a real good snow storm. So I fully embraced it in mid December. Enjoyed the calm and comforting atmosphere - so beautiful for the holidays. 🎄
Also for New Years it was lovely to walk the dogs in fresh snow (that is when the picture was taken with big smiles😍).
But now - at the end of February with a blizzard on the horizon - the romance is gone. Now it feels like everybody just wants to get through it and over with it!
So let’s all charge our devices, have some lights handy, our snow blowers filled up and hope for the best ❄️🙏🏻❄️ Bring it on!!
My 3 Favorite Places to Eat in Hyannis
During winter on Cape Cod it is widely known that some restaurants are either temporarily closed or have very limited days and hours of operation. In Hyannis you still find many great restaurants that serve a wide variety of delicious foods though and I feel it is particularly important to highlight those year-round places.
My three favorite places in Hyannis are the following:

Open daily 11:30am-9:00pm (Friday/Saturday until 10:00pm)
The churrascaria style restaurant is authentic Brazilian and the quality of the food is simply fantastic. The friendly waiters come around with all kinds of different meats shaving it off sticks and you can visit the buffet for salads, sides and Brazilian dishes. My personal highlight: the candied pineapple!
🍕 Pizza Barbone - @pizzabarbone
390 Main Street, Hyannis
Open Wednesday-Sunday 11:30am-9:00pm
No question one of the best places on the Cape for thin Neopolitan-style pizza directly from the wood-fired brick oven! Fresh ingredients make great flavors and the restaurant fully deserves its popularity. Try the pistachio pesto pizza!
🍸 The West End - @westendhyannis

Open Tuesday-Saturday 5:00pm-9:00pm; Sunday 11:00am-2:00pm
This elegant upscale restaurant is widely known for its popular Sunday Jazz Brunch but has so much more to offer. The craft cocktails are always a great start to a fun evening and the locally sourced ingredients make for delicious New American cuisine. A real difference maker for me is also the extremely friendly staff that takes a true service mentality to a whole other level!

The market update in December reflected pretty much what he have been seeing all year: the highest amount of transactions happen on the Mid and Upper Cape.
The Lower and especially the Outer Cape see way less transactions but mostly higher median sales prices.

10 years ago the world seemed easier, lighter and brighter. These days we prefer to stay home a little bit more, but my husband and I still love to travel and discover new places. We are lucky to call such a beautiful place as Cape Cod our home, but traveling makes you grow in every different way and appreciate your home even more at the same time.🌎
The end of the year saw a high number of 17 closings at all price points in Chatham.
2 out of the 4 new listings also immediately went under contract within the month of December.

Besides a high placement for Eastham and an unusually low placement for Wellfleet, there have been no surprises to report in terms of median home sale prices in November!
Provincetown at the top of the ranking (with only 1 single sale as so often) and Yarmouth on the more affordable bottom.
