Raffles Boston Back Bay Hotel & Residences is a $400+ million luxury hospitality, retail, and residential destination featuring 147 guestrooms and 146 condominium units. Touted as the most highly anticipated hotel opening in Boston this year, the striking 35-story tower, rising to a height of 400 feet, showcases a curved glass design that distinguishes the first mixed-use property in North America for the world-renowned Raffles brand. With an inventive cantilevered structure and Boston’s only sky lobby, the building adds a dramatic and sophisticated silhouette to Boston’s skyline, setting it apart from its neighboring John Hancock Tower while integrating into the architectural fabric of historic Back Bay.

Mary Ellen McCormack Redevelopment — Passive House Affordable Housing
@leekennedyco | @architecturalteam (TAT) | Triple‑Pane
This installation shows how the right window package transforms a high‑performance affordable housing project. This triple‑pane system delivers measurable gains in comfort, acoustics, and energy use, exactly what Passive House and affordable housing teams need.
Why this matters
- True triple‑pane performance: superior insulation and stable indoor temperatures.
- Airtight, Passive House friendly: engineered for low infiltration and predictable envelope performance.
- Acoustic control: quieter interiors for denser, urban living.
- Durable aluminum frames: long service life with minimal maintenance.
- Developer value: lower operating costs, better occupant comfort, and stronger long‑term asset performance.
Save this post if you’re specifying windows for a Passive House or affordable housing project.
